About The Position

Fifteen Group Capital is seeking an Acquisition Analyst to join our investments team and play a central role in sourcing, underwriting, and executing real estate acquisitions across our target markets. This is a high-impact position for a driven, analytically rigorous professional who thrives on deal evaluation and wants to be in the room where investment decisions are made. Working alongside senior leadership, you will lead the underwriting of potential acquisitions, manage due diligence workflows, build and maintain broker relationships, and contribute to the firm’s growth strategy. You will also support select asset management functions—monitoring portfolio performance, tracking business plan execution, and collaborating with property management teams to maximize value across our existing portfolio. Based at our Miami headquarters, you will evaluate opportunities across Florida, California, and Texas, with regular travel for property tours, due diligence site visits, and market research. Fifteen Group Capital is a real estate-focused private investment firm specializing in opportunity-driven, value-added acquisitions and development projects since 1992. We invest selectively across all major real estate asset classes, in real estate-secured debt, and in corporate private equity transactions. Requirements

  • Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field required.
  • 2–4 years of experience in real estate acquisitions, investments, or financial analysis.
  • Demonstrated experience building complex real estate financial models.
  • Direct exposure to acquisition underwriting and due diligence processes strongly preferred.
  • Expert-level proficiency in Microsoft Excel for financial modeling and analysis.
  • Proficiency with CoStar, RealPage, and other real estate data platforms.
  • Strong PowerPoint skills for creating professional investment presentations.
  • Sharp analytical mind with excellent attention to detail and a passion for real estate investing.
  • Strong written and verbal communication skills—you can distill complex analyses into clear, actionable recommendations.
  • Self-motivated with intellectual curiosity, a strong work ethic, and an entrepreneurial mindset.
  • Ability to manage multiple priorities and thrive in a fast-paced, deal-driven environment.
  • Professional presence with the ability to interact confidently with senior leadership, brokers, lenders, and external partners.

Nice To Haves

  • Master’s degree in Real Estate, MBA, or related advanced degree preferred.
  • Background in multifamily, commercial real estate, or private equity preferred.
  • Investment banking, commercial real estate brokerage, or institutional investor experience a plus.
  • Experience with Argus Enterprise or similar real estate analysis software preferred.
  • Familiarity with data visualization and business intelligence tools a plus.
  • Progress toward CFA, CAIA, or real estate certification a plus.

Responsibilities

  • Underwrite potential acquisitions with detailed rent roll analysis, operating expense review, capital needs assessment, and revenue projections across multifamily, commercial, and mixed-use assets.
  • Build and maintain complex financial models incorporating DCF analysis, sensitivity testing, and scenario modeling to evaluate risk-adjusted returns.
  • Calculate and present key investment metrics—IRR, equity multiple, cap rates, cash-on-cash returns, and debt yield—to support investment committee decisions.
  • Model debt structures, joint venture waterfalls, and partnership distribution schedules for prospective transactions.
  • Prepare detailed pro forma projections incorporating renovation plans, lease-up strategies, and value-add assumptions.
  • Source and screen investment opportunities—both inbound and off-market—against the firm’s criteria and strategic objectives.
  • Develop and maintain broker and intermediary relationships to build a robust, deal-ready pipeline.
  • Prepare investment screening memos and go/no-go recommendations for leadership review.
  • Maintain comprehensive pipeline tracking with status updates, competitive intelligence, and market transaction activity.
  • Research target markets and submarkets to identify areas aligned with the firm’s investment thesis.
  • Manage due diligence processes end-to-end, including review of financials, rent rolls, leases, service contracts, and operating data.
  • Coordinate with third-party consultants on property condition assessments, environmental reports, and appraisals.
  • Prepare comprehensive due diligence summaries identifying key risks, opportunities, and negotiation points.
  • Support transaction execution alongside legal counsel, lenders, title companies, and other third-party partners.
  • Assist with debt financing processes including lender packages, term sheet analysis, and information requests.
  • Conduct detailed market research and competitive analyses for target markets, submarkets, and individual assets using CoStar, RealPage, and other industry platforms.
  • Analyze demographic trends, supply/demand dynamics, employment data, and economic indicators impacting real estate fundamentals.
  • Prepare market overview packages and competitive landscape assessments to inform investment strategy.
  • Prepare investment committee memoranda, deal summaries, and recommendation packages for internal review.
  • Create compelling investment presentations for senior leadership, partners, and investor communications.
  • Develop property and market overview packages with clear visual exhibits supporting investment analyses.
  • Monitor financial performance of portfolio assets against approved business plans and budgets.
  • Prepare variance analyses comparing actual operating results to underwriting assumptions.
  • Support quarterly and annual portfolio reporting, investor communications, and lender reporting.
  • Track loan maturities, covenant compliance, and refinancing timelines across the portfolio.
  • Collaborate with property management teams to identify value enhancement opportunities and operational improvements.
