About The Position

Apartment Service Tech II | Windsor Castle Hills - Carrollton, TX This site is a mid-rise apartment style community with 430 units. Compensation: Our company considers a range of factors including education and experience when determining base compensation. Hourly : Starting at $21.02 - $27.06 per hour, depending on years of experience, tenure, and location. Annual Starting Comp : $43,722 - $56,302 Benefits : 30% housing discount eligible. Annual PTO including: 1 hour of paid sick and safe time for every 30 hours worked, 10 days of paid vacation time accrued bi-weekly, 6 weeks of paid parental leave, 10 paid holidays annually, and up to 3 floating days. Key Responsibilities: General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains. Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours . The s ystem currently utilized HappyCo . Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. Emergency On-Call Repairs: Respond to emergency maintenance requests and after- hours calls in an on-call rotation. Weekend work is a requirement. Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues. Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protecti ve Equipment) . Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager. Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors , vendors, and suppliers. Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Requirements

  • High school diploma or GED.
  • Minimum of 2 years of experience in apartment maintenance or a related field.
  • Proficient in using hand and power tools.
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and as part of a team.
  • E xcellent communication and interpersonal skil ls.
  • Experience and ability using smart devices and property management software
  • Minimum of 2 years’ experience with multifamily residential, commercial or hotel maintenance
  • Familiarity with building safety systems including the fire systems (sprinklers/alarms)
  • Ability to use smart devices and property management software for maintaining accurate records and work order completion
  • Advanced knowledge of hand tools and basic power tools
  • Support the company’s values and cultures by providing exceptional service to teammates and residents
  • Troubleshoot, diagnose, repair, and apply preventative measures with apartment homes, common areas, mechanical rooms, plumbing, electrical and appliance areas
  • Ability to work a flexible schedule, some weekend work and ability to participate in the on-call rotations

Nice To Haves

  • Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred
  • EPA Type II preferred or ability to become certified within 90 days of start date
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date
  • Site specific certifications such as: EPA Type II preferred or ability to become certified within 90 days of start date
