About The Position

As the Asset Management Director, you will provide strategic leadership for Whataburger’s multi‑state commercial real estate portfolio, ensuring each property delivers long‑term value, strong financial performance, and operational reliability. Requirements

  • Bachelor’s degree in Real Estate, Construction Management, Business, or related field; Master’s preferred.
  • 7+ years of commercial asset management experience, ideally in retail, hospitality, or mixed‑use portfolios.
  • Experience managing multi‑million‑dollar real estate portfolios across multiple states or regions.
  • 9+ years of project or program leadership, with the ability to manage complex initiatives and competing priorities.
  • Expertise in asset and portfolio management, including budgeting, capital improvements, leasing, and financial analysis.
  • Strong knowledge of commercial real estate operations, contracts, compliance, and regulatory requirements.
  • Advanced communication, leadership, negotiation, and stakeholder‑management skills.
  • Proficiency in MS Office Suite (Word, Excel, Outlook, PowerPoint, Visio) and Workday (as applicable).

Nice To Haves

  • Experience leading transformation initiatives or modernizing asset management processes.
  • Background in multi‑brand or multi‑state commercial property portfolios.
  • Expertise in real estate risk assessment, compliance, or governance frameworks.
  • Experience with long‑range real estate forecasting, market analytics, or scenario modeling.
  • Professional certifications such as CPM, CCIM, or RPA.

Responsibilities

  • Lead the full asset lifecycle, including planning, budgeting, leasing, financial analysis, maintenance oversight, and value‑enhancement initiatives.
  • Direct multiple high‑priority, resource‑intensive programs while balancing competing timelines and portfolio needs.
  • Build and maintain strong relationships with owners, tenants, brokers, attorneys, vendors, and contractors to support property performance.
  • Oversee capital improvements, renovations, and repositioning projects aligned with market trends and long‑term portfolio goals.
  • Partner with leadership to develop, manage, and monitor operating and capital budgets with financial discipline.
  • Supervise and mentor asset management team members, providing coaching, performance insights, and strategic guidance.
  • Evaluate asset performance and recommend improvements to properties, processes, and asset‑level strategies.
  • Exercise sound judgment in significant business decisions, influencing company‑wide real estate strategies and long‑term planning.
