About The Position

The Associate Asset Management will support the oversight and performance optimization of a diversified real estate portfolio. This role is responsible for assisting with financial, strategic, and operational analysis of assets, property operations, and vendors to support informed decision-making by senior asset management and executive leadership. The Associate Asset Management will collaborate closely with acquisitions, finance, legal, and operations teams to execute business plans, monitor asset performance, and drive value creation. This position is a hybrid role based in Los Angeles. Approximately 30% travel is required.

Requirements

  • 2–6 years of experience in asset management, financial analysis, or a related role within commercial real estate
  • Bachelor’s degree in Business, Finance, Accounting, Real Estate, or a related field
  • Strong financial modeling and analytical skills, including proficiency in Excel, Yardi and Argus.
  • Solid understanding of commercial real estate fundamentals, including operating statements, valuations, and investment metrics
  • Strong interpersonal and communication skills, with the ability to work effectively with internal teams and external partners
  • Highly organized with strong attention to detail and accuracy
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment
  • Proactive, solutions-oriented mindset with a strong work ethic
  • Commitment to maintaining a high standard of professionalism and a “can do” culture

Nice To Haves

  • Experience with manufactured housing, self-storage, and GSA (Government leased) assets preferred
  • Experience utilizing Artificial Intelligence (i.e., Chat GPT, etc.) into analysis is a plus

Responsibilities

  • Support the execution of asset-level business plans to maximize value, operating performance, and investment returns
  • Assist in monitoring asset performance against budgets, forecasts, and underwriting assumptions
  • Prepare and maintain financial models, cash flow analyses, variance analyses, and performance dashboards
  • Analyze operating statements, rent rolls, capital expenditures, and leasing activity to identify trends, risks, and opportunities
  • Support refinancing, recapitalization, and disposition efforts through financial analysis and due diligence coordination
  • Assist with preparation of asset-level reporting, investment memoranda, and executive summaries for internal stakeholders
  • Coordinate with property managers to review budgets, capital plans, and operational performance
  • Track and support execution of capital projects, ensuring alignment with approved budgets and timelines
  • Review and summarize legal and contractual documents, including leases, management agreements, and loan documents
  • Conduct market research and competitive analysis to support asset strategy and leasing decisions
  • Support communication with lenders, brokers, joint venture partners, and other external stakeholders
  • Collaborate cross-functionally with acquisitions, accounting, legal, and operations teams
  • Maintain accurate asset-level documentation, reporting files, and internal tracking tools
