What this job involves: The Operating Engineer will perform both preventative maintenance & corrective maintenance to mechanical, electrical, plumbing, and compressed air systems/equipment in assigned facilities. Assists Mechanics in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. Maintains and services air compressor systems including breathable air equipment and testing protocols. Schedule: Monday - Friday with intermittent weekend on-call rotations. Two shift options available: 0500-1330 or 0800-1630. What your day-to-day will look like: Clean HVAC coils, change filters and belts. Maintain and repair locks, locking mechanisms, closers, doors, and furniture. Maintain and complete documentation for fire extinguishers and other building systems. Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps. Service and maintain air compressor systems, including routine maintenance, filter changes, oil changes, and system diagnostics. Perform pipe fitting and installation work for compressed air systems and general plumbing applications. Conduct breathable air testing and Grade D air quality assessments as required. Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, air compressor repairs, and general maintenance as assigned. Prioritizes all PM's, corrective and emergent work orders for the site (annual, monthly, weekly, and daily). Update work order status in real time, utilizing CMMS system. Escalating problems or issues to Customer and Manager in a timely manner.
