About The Position

The role involves providing site access for vendors and visitors, addressing minor maintenance issues, and reporting major concerns to the Director of Property Management. Responsibilities include routine maintenance, preparing vacant rooms, managing inventory and purchases, responding to emergencies, and overseeing lawn care and snow removal. The individual serves as the primary contact for tenants, addressing concerns and enforcing building rules while maintaining accurate records and documentation to ensure the property's smooth operation.

Requirements

  • One year of experience in dwelling maintenance
  • Valid New Jersey Driver’s license
  • Capacity to climb stairs, access crawl spaces and attics and lift up to 50 pounds without injury
  • Ability to utilize machinery such as lawn mowers, weed whackers, snow blowers, etc.
  • Capacity to respond to and repair minor maintenance problems such as unclog toilets, fix light fixtures and switches, change light bulbs, leaky faucets, door locks, install blinds, etc.
  • Willingness to enforce house rules and regulations
  • Hours are on call/as needed
  • Ability to pass a drug test.
  • Ability to pass a criminal background check.
  • If required to drive an agency vehicle, NJ driver’s license in good standing with no more than six (6) points.

Responsibilities

  • Meets with vendors, inspectors, visitors, etc. and provide access to site as appropriate
  • Responds to minor maintenance problems and relates major maintenance concerns to the Director of Property Management. Performing routine maintenance tasks such as cleaning common areas, replacing light bulbs, unclogging drains, and making minor repairs to rooms and facilities.
  • Preparing vacant rooms for new tenants by cleaning, making necessary repairs, and ensuring the rooms meet the required standards for occupancy.
  • Recommend purchase needs in accordance with the prescribed budget. Maintaining an inventory of cleaning supplies, maintenance tools, and other necessary items for the building's operations.
  • Reporting of and assisting with emergency situations such as fires, plumbing issues, or other critical incidents, and coordinating with appropriate staff, authorities or service providers as needed.
  • Address Lawn Maintenance
  • Address snow removal and salting of sidewalks, stairs and other exterior surfaces. Logs snow removal efforts
  • Perform cleaning of bathrooms, hallways and in all common areas including light fixtures
  • Maintains site security and responds to emergencies.
  • Maintaining accurate records of maintenance activities, room keys, tenant information, and other relevant data related to the building's operations.
  • Maintains laundry facilities
  • Serving as the primary point of contact for tenants, addressing their concerns or complaints, enforcing building rules and regulations, and mediating conflicts between residents when necessary.
  • Posts local activities and resident services
  • Performs other duties as assigned and/or necessary to ensure the safe and continued operation of the property
  • Maintains building inspection reports, registrations, fire certificates and other documentation
