About The Position

Guardian Management has an immediate need for a Full-Time Cleaner/Porter to join our experienced and committed team at Sunshine Park and Rose Villa apartments! Sunshine Park and Rose Villa are affordable apartment communities in Roseburg, OR with 236 units combined. We are seeking a motivated individual to fill the role of Cleaner/Porter to support in the required cleaning and minor property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property. A Cleaner/Porters’s primary role is to assist and support in the required cleaning and minor property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property/ies listed above. This will include processing work orders as assigned by the Community Manager/s and/or Maintenance Lead/Supervisor/s which may include routine maintenance of property/ies and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations and Guardian policies and procedures. We are willing to train the right individual, so this is an excellent entry level opportunity for individuals interested in a career in property maintenance. Schedule: 40 hours / week Compensation: $22/hr + benefits!

Requirements

  • High school diploma or GED.
  • Possess basic knowledge of cleaning techniques and product use.
  • Possess basic knowledge of building and grounds maintenance such as changing lightbulbs, raking.
  • Ability to lift a minimum of 25 lbs.
  • Attention to detail and organizational skills.
  • Ability to speak, read and write in English.
  • Ability to communicate effectively and in a timely manner, both verbally and in writing.
  • Ability to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.
  • Possess basic computer-literacy and willingness to complete regular tasks using standard computer or web-based technology.

Nice To Haves

  • Previous janitorial, cleaning, or light building maintenance experience.
  • Ability to lift, carry, push, pull a minimum of 50 lbs.
  • Comfortable on ladders at heights of 15 feet.
  • Own or have access to a reliable and properly insured vehicle for use in business transportation needs and possess/maintain a valid driver’s license.

Responsibilities

  • Clean vacant apartment units as they come available.
  • Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.
  • Walk common areas daily, clean and maintain all common areas.
  • Maintain common areas, entryways, and dumpster/recycling areas daily.
  • Alert supervisor of any potential liabilities or repairs.
  • Under the direction of the Community Manager/s or Maintenance Lead/Supervisor/s and with the assistance of other maintenance staff, respond to all service requests and complete all Work Orders and assist with apartment turnovers in a timely and professional manner in accordance with Guardian’s policies and procedures.
  • Keep the model unit/s in condition to show and make sure that the office, maintenance work areas, grounds and common areas are always neat and clean.
  • May be required to carry a property cell phone and be on call for emergencies.
  • Communicate with supervisor/s about any issues, or resident questions or concerns brought directly to the Maintenance Assistant/Cleaner.
  • Always follow confidentiality guidelines for resident, property, owner, and Guardian information.
  • Accurately record time worked, adhere to time keeping guidelines including approving site staff time records daily.
  • Liaison with corporate departments to provide a team approach to the management of the property.
  • Establish and maintain collaborative working relationships between departments and with coworkers.
  • Constantly strive for improvements in work process and results to better meet resident needs, ownership goals, and company standards.
  • Other duties as assigned by the Community Manager, Maintenance Supervisor or Portfolio Manager/s.
