Living Stone is looking for a motivated and experienced salesperson with at least 5+ years experience in construction sales and/or real estate. This position requires leadership, excellent communication and follow up skills, customer service, and strong team skills. Responsibilities will include filtering calls and qualifying leads, educating the prospect on the process, converting the prospect into a client, and setting up next steps. Next steps would be to lead the prospect to find the right lot, introduce one of our architects, guide the client through design and our estimating process, all the way to Construction contract. Additional Real Estate sales growth and development opportunity.

Requirements

  • 5-10 years (minimum) Residential Construction OR Real Estate experience
  • HS Diploma, GED, or Military service, College diploma a plus
  • Computer Skills: Microsoft Office, CRM, Co+Construct (preferable)
  • Must be able to read, analyze, and interpret documents, operating instructions, procedure manuals, correspondence, and technical information.
  • Must be able to write reports, summaries, and correspondence.
  • Must be able to speak effectively to present information and respond to questions from managers, designers, vendors, clients, construction teams, and the general public.
  • Must be able to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals;
  • Must be able to calculate percentages and pricing based on rates and quantities.
  • Must be able to solve practical problems and find workable solutions, given the available products and methods.
  • Associates’s Degree from a two-year trade school, college or university is a plus.
  • Minimum two to four years work experience in the warehouse and logistics field.
  • Must have knowledge and proficiency of warehouse and logistics best practices
  • Microsoft Word, Excel, Outlook, Google Suite and Point of Sale softwares.
  • High cognitive function is required, such as high performance of the mental processes of perception, learning, memory, understanding, awareness, reasoning, judgment, intuition, and language.
  • Travel to job sites, trade offices, showroom locations etc. is required.
  • Travel for training and/or awards may be required on an as-needed basis.
  • must be able to lift 50 pounds, on an occasional basis.
  • Must be able to sit or stand at a computer for long periods of time.
  • Must be able to see the computer screen, clearly see materials and details of work, and read Shipping/receiving delivery tickets and checklists.

Responsibilities

  • Employee ensures that the Sales Department is operating smoothly, actively follows (and creates) SOPs, and is efficient with his/her (and staffs) time. He/she also works with the Marketing Department to ensure they are working together.
  • Employee qualifies leads (through phone and email communication), walks them through the process, discusses costs, and creates the next steps (ie. pairing up with a realtor partner or getting a survey, etc).
  • Responsible for visiting lots with prospects, walking them through homes, and setting up reference calls.
  • Employee also schedules all meetings (and accommodations) for events such as Sales, Launch, Learning Lunches, etc.
  • Employee conducts sales meetings with Prospects. He/she also conducts design meetings with architect, both in person, or online virtually.
  • Employee tracks leads and all related data to create analytics for sales.
  • Employee keeps projections updated and identifies hot, medium, or slow burner prospects and follows up accordingly.
  • Employee meets with Production and Estimating teams and identifies what roles are to be implemented during Pre-Construction Services.
  • Employee follows the lead through Design Contract, Pre-Construction Services Contract, and finally to a Construction Contract as well as works with the lender through the completion of financing.
  • Employee is responsible for maintaining relations with all associated sales (and Chambers) offices and stocking them with our marketing materials and sales flyers. This includes making presentations and cultivating new relationships in outside sales.
