About The Position

The Corporate Real Estate and Portfolio Manager will lead all aspects of Barnhart’s national property strategy, including site acquisition, portfolio management, construction oversight, lease administration, and facilities leadership. This individual will provide end‑to‑end real estate stewardship, serving as a strategic partner to brokers, Branch Managers, and the Senior Leadership Team. Location: This individual must be local to the greater Memphis area or willing to relocate to be considered for this position.

Requirements

  • 7–10 years of progressive experience in commercial real estate, ideally including: National brokerage experience Land acquisition Transaction management Portfolio or asset management
  • Familiarity with multi‑site or national portfolios.
  • Bachelor’s degree preferred, but experience weighs more heavily.
  • Strong proficiency in Excel and comfort with systems, data, and analytics.
  • Ability to interpret leases, evaluate financial terms, and support negotiations.
  • Experience collaborating with or managing brokers, contractors, or branch management teams.

Responsibilities

  • Manage Barnhart’s full national property portfolio, ensuring optimal performance, efficient utilization, and long‑term planning.
  • Lead site acquisition, including land search, broker engagement, negotiations, and due diligence.
  • Develop strategic real estate plans that support operational growth and future business needs.
  • Advise branches and Senior Leadership on market conditions, site feasibility, and location strategy.
  • Oversee all stages of property acquisition, from initial market analysis to deal structuring, contracting, and transaction closing.
  • Partner with brokers to evaluate opportunities, secure competitive terms, and ensure alignment with company strategy.
  • Ensure accurate drafting, negotiation, and review of real estate documents.
  • Provide leadership for construction projects and facilities improvements on newly acquired or existing properties.
  • Coordinate with internal teams, external contractors, and local management to ensure timely and on‑budget execution.
  • Manage long‑term facility maintenance planning and standards.
  • Manage lease renewals, expirations, negotiations, and compliance.
  • Maintain visibility into option deadlines, rent structures, and contractual obligations.
  • Ensure all documents are properly executed and recorded.
  • Serve as a primary contact for branch managers and brokers regarding real estate matters.
  • Partner with the Senior Leadership Team on portfolio strategy, capital planning, and organizational impact.
  • Build strong relationships with operational leaders to anticipate future property needs.
