About The Position

We’re looking for dedicated team members to join Orange County’s largest nonprofit developer of high-quality affordable housing and services. Join us in our mission to transform lives and strengthen communities for thousands of families, seniors, veterans, transitional age youth, and individuals coming from homelessness in California. Location: Irvine, CA Status: Full-time, Hourly Wage: $140k to 160k + Benefits Primary Objective of Position: The Cost Estimating Manager managers cost estimators, analyzes blueprints, specifications, proposals, and other documentation to prepare time, material, equipment, and labor estimates involved in assigned products, projects, or services, applying knowledge of specialized methodologies, techniques, principles, or processes. Provides preliminary estimates for planning purposes and detailed itemized estimates based on final plans and specifications. Reviews data to determine material and labor requirements and develops itemized lists.

Requirements

  • Ability to assume responsibility interface and communicate effectively with others is essential
  • Strong verbal, written, and interpersonal communication skills
  • Proficiency in Word, Excel, and Project; knowledge in online project management software a plus
  • Understanding of timeliness and attention to detail
  • Bachelor's degree in construction management or equivalent
  • Position may require some evening and weekend hours.
  • Valid California driver’s license and availability of an insured vehicle to travel within the California service area.
  • Must be a team player with a strong sense of urgency
  • Strong organizational abilities with the ability of performing multiple tasks simultaneously
  • Excellent problem-solving skills
  • Knowledge of construction terminologies, sequences, blueprints, and project specifications
  • 8 or more years of experience in the construction field, with multi-family residential project experience
  • The Cost Estimating Manager is required to talk and hear.
  • The employee is often required to sit and use their hands and fingers to handle, feel, and implement.
  • The employee is also required to stand, walk, reach with arms and hands, climb stairs, climb ladders, balance, twist, lean, move from one location to another and to stoop, kneel, crouch or crawl.
  • Vision abilities required by this position include close and far vision, with exposure to glare from a computer and outside site observations.
  • Employee shall have the ability to operate a computer keyboard and traverse construction jobsites.
  • Must be able to lift up to 25 lbs. and travel via automobile and/or plane 25%.

Responsibilities

  • Leads the planning and estimating phase of construction projects.
  • Performs accurate quantity takeoffs.
  • Facilitates Value engineering.
  • Leads the review of architectural, consultant and construction agreement scopes of work.
  • Analyzes cost factors to produce recommendations for management purposes, such as planning, organizing, and scheduling.
  • Conducts special studies to develop and establish standardly hour and related cost data or effect cost reductions.
  • Revises estimates as requested.
  • Coordinates bid process, write scopes of work, level bids and negotiate contracts with subcontractors and suppliers.
  • Reviews contract conditions to ensure compliance with all contract terms.
  • Other duties as assigned.
  • Screens, qualifies, selects, and coordinates the procurement of subcontractors and suppliers.
  • Negotiates costs, scope, and deal points of subcontracts.
  • Maintains good relationships with Owner, Architect, City/County/Agencies, and Subcontractors.
  • Consults with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues.
  • Prepares bids, selects vendors or subcontractors, and determines cost effectiveness.
  • Provides consultation and assist Jamboree development staff with estimates.
  • Assists in the design and coordination of multifamily housing that aligns with the company goals and project feasibility.
  • Develops comprehensive estimates and budgets for conceptual, schematic, design development and permitted sets of drawings.
  • Supervises cost estimating staff.
