POSITION SUMMARY The Title Curative Specialist - Avenue is responsible for serving as a liaison between internal teams, loan officers, borrowers, and external partners to resolve title-related issues and ensure the successful issuance of title policies. This role reviews title documentation, investigates and clears curative issues, and collaborates with underwriting and outsource partners to prepare title commitments in compliance with regulatory and company requirements. DESCRIPTION Essential Functions, Duties, and Responsibilities Title Review & Curative Resolution Act as a liaison between the Company, loan officers/processors, lienholders, agents, borrowers/buyers, and sellers. Review title search materials for vesting, legal descriptions, liens, judgments, and other exceptions requiring resolution. Investigate, research, and resolve title commitment issues in preparation for closing. Make updates and revisions to title commitments upon request. Underwriting & Compliance Support Work closely with underwriting to clear complex title issues and obtain over-the-limit liability approvals. Assist with subordinations, payoffs, HOA matters, and other title-related requirements. Ensure all title documentation complies with industry regulations and company policies. Vendor & Partner Coordination Collaborate with outsource partners to prepare and quality-control title commitments prior to delivery. Monitor accuracy and completeness of commitments prepared by third parties. Deeds, Fees & Recording Preparation Order deeds and verify applicable transfer fees. Confirm transfer tax and mortgage tax requirements associated with deeds to be recorded. Add required fees to the CD/ALTA as applicable. Communication & Projects Communicate effectively with internal teams and external customers to ensure timely issue resolution. Assist with curative-related projects as needed. Ability to effectively and accurately convey information to others. Performs related duties as assigned by management.

Requirements

  • High school diploma or equivalent required.
  • 3–5+ years of title, mortgage, or curative experience preferred.
  • Excellent oral communication skills with the ability to communicate effectively with internal and external stakeholders.
  • Strong attention to detail.
  • Ability to work under pressure, meet deadlines, and maintain a positive, customer-focused attitude.
  • Ability to work independently and complete assignments within established procedures.
  • Working knowledge of Windows-based systems, Microsoft Word, Excel, Outlook, and internet applications.
  • Strong problem-solving and analytical skills.
  • Excellent organizational and time-management abilities.
  • Ability to manage multiple priorities in a deadline-driven environment.
  • Strong clerical and computer aptitude.
  • Professional communication and interpersonal skills.
  • Working on-site at assigned office location.

  • Sedentary work in a stationary position at a cubicle for prolonged periods of time.
  • Constant repetitive motions required for operating a computer, such as typing and managing phone calls.
  • Constantly communicating effectively verbally in English, including accurately exchanging information with others following identification of correct procedures.
  • Light lifting: 20–25 lbs.
  • Light carrying: 10–25 lbs.
  • All employees are required to have smart phones that meet Company security standards with the ability to install apps such as Okta Verify and Microsoft Authenticator.

Nice To Haves

  • 2+ years of curative, REO, foreclosure, or purchase title experience preferred.
