About The Position

The Facilities Maintenance Custodial Supervisor is an essential position responsible for effectively leading and managing the daily Custodial Operations with approximately 20 team members: including management of third-party janitorial contract services at multiple assigned city- owned facilities.

Requirements

  • Associates Degree in a related field.
  • Ten (10) years’ experience in delivering custodial services
  • Five (5) years in a supervisory/management position.
  • Demonstrated ability to strip and wax/finish hard surface floors.
  • Demonstrated ability and understanding of carpet maintenance and deep cleaning techniques.
  • Able to operate equipment associated with custodial operations.
  • Strong service/quality attitude.
  • Excellent interpersonal skills.
  • Possesses strong leadership skills.
  • Ability to plan, organize, prioritize, and achieve effective time management.
  • Ability to work under pressure in a fast-paced environment with competing priorities and meet established goals and objectives.
  • Sense of urgency & ability to meet deadlines; self-directed.
  • Excellent oral and written communication skills.
  • Must be proficient in Microsoft office.
  • Ability to produce written reports.
  • Valid State Issued Driver’s License is required.

Responsibilities

  • Prepare bi-weekly custodial operations reports.
  • Perform daily time keeping management.
  • Coordinate employee schedules, ensuring adequate coverage; adjust workloads to achieve job outcomes by compensating for scheduled and unscheduled absences, changing priorities, and special custodial projects.
  • Demonstrate quality leadership in meeting performance plans.
  • Provide individual guidance and motivation to staff to enable each one to perform to his/her fullest potential.
  • Ensure that staff receives proper orientation, initial training, and ongoing training.
  • Enforce all workplace policies and procedures. Ensure that all personnel comply with company policies including, safety (OSHA, EPA, and State Health Dept.), security, timekeeping, and key control procedures.
  • Conducts staff performance reviews and corrective action when required.
  • Maintains distribution and delivery of supplies and equipment to custodial staff.
  • Conducts quality assurance checks and manages materials inventory as well as general use of equipment.
  • Discipline staff when necessary according to progressive disciplinary guidelines.
  • Maintain an environment that is in sanitary, attractive, and orderly condition.
  • Practice patience, tact, cheerful disposition, and enthusiasm; as well as diplomacy and professionalism when dealing with any person in the work environment.
  • Work with minimal oversight, be a self-starter, and have high problem-solving skills.
  • Maintain and adhere to departmental budget, order supplies and stock supplies.
  • Address and report safety incidents in compliance with policies.
  • Track and monitor floor maintenance project progress.
  • Establish and maintain effective customer and employee relations. Conduct daily staff meeting and implement employee incentive programs.
  • Key participant in preparing scope of work for janitorial contract services, effectively managing janitorial contract, and completing monthly vendor performance reports.
