About The Position

Amazon operates a world-class network of large, technologically advanced
fulfillment centers across North America. The North American Operations (NA Ops)
Real Estate Team is responsible for strategic development, acquisition, and
disposition of all facilities in the Amazon Fulfillment Network.
The Development Manager will be an important contributor to the NA Ops Real
Estate Team, supporting Amazon's long-term industrial real estate strategy. This
individual will work closely with senior team members to identify, develop, and
deliver facilities that support Amazon's operational needs throughout North
America. This role involves significant project ownership from site evaluation
through construction delivery, with focus on executing development projects that
create value and operational readiness in Amazon's fulfillment network.

Requirements

• 3+ years of working cross functionally across several teams experience
• 5+ years of commercial real estate development, investment, or project management experience
• 2+ years of experience with financial analysis, budget management, or investment evaluation
• 3-5+ years experience managing multiple concurrent projects in real estate development, investment, or related project management roles
• Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture, Planning, or related field

• Experience engaging with regulatory agencies in permit applications or equivalent
• Experience supporting development projects from planning through construction with focus on execution excellence
• Experience managing projects in fast-paced environments with changing priorities
• Familiarity with entitlements, permitting processes, or land development for industrial or commercial facilities
• Demonstrated experience leveraging AI and automation tools to improve business decision-making, streamline workflows, and generate data-driven insights across complex programs or portfolios.

Responsibilities

• Execute site sourcing and development opportunities in collaboration with senior team members, supporting competitive positioning in site selection, development timing, and cost-to-deliver
• Manage project execution from site evaluation through construction delivery for medium to large industrial development projects, coordinating closely with cross-functional teams
• Support financial analysis including feasibility studies, budget tracking, and cost management to ensure projects meet economic and operational targets
• Implement and optimize processes and tools to ensure efficient project delivery that balances speed, cost-effectiveness, and quality standards
• Collaborate effectively with internal teams including Operations, Building Design, Pre-Construction, WHS, Construction Management, Finance, Legal, and external partners including developers, consultants, and contractors
• Coordinate entitlements and permitting activities, working with regulatory bodies and municipal stakeholders to secure necessary project approvals
• Contribute to data-informed decision making by analyzing project metrics and performance indicators that support network optimization goals
• Support innovation initiatives in facility design and functionality while ensuring alignment with Amazon's operational requirements
• Manage site control agreements and development contracts for assigned projects, ensuring compliance with company standards and procedures
• Travel throughout North America up to 25% of the time to support development activities and maintain project relationships
