About The Position

The Director of Commercial Leasing oversees all aspects of the commercial leasing portfolio, including direct supervision of the teams responsible for commercial spaces, garage leasing, storage units, and community centers. This role is responsible for ensuring regulatory compliance, driving operational efficiency, and delivering a high level of service to shareholders and commercial tenants.

Requirements

  • Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field required.
  • Minimum of 5 years in a senior leadership role overseeing cross-functional teams and large-scale operations.
  • Minimum of 10 years Commercial Property experience.
  • Experience negotiating leases/contracts.
  • Proven track record of successfully negotiating contracts or leases, in a timely manner.
  • Proven track record of strategic planning for large-scale, multifunctional operations.
  • Working knowledge of NYC Building codes and regulations.
  • Experience managing budgets, financial reporting, and forecasting on a large scale.

Responsibilities

  • Provide strategic leadership and direction for the Commercial Leasing department, including supervision of the teams responsible for commercial spaces, garage leasing, storage units, and community centers.
  • Develop, evaluate, and implement comprehensive business strategies to maximize operational efficiency within the Commercial Leasing division.
  • Manage a combined departmental budget, including review and approval of procurement requisitions.
  • Oversee the management of malls and commercial spaces, ensuring compliance with safety standards through routine inspections and cross-departmental coordination.
  • Provide oversight for the financial planning and execution of community engagement programs and events across the campus to foster a cohesive community culture.
  • Analyze operational and financial reports to ensure optimal revenue generation and departmental efficiency and recommend strategies for risk mitigation.
  • Oversee reporting and reconciliation of daily transient cash collections and bank deposits totaling more than $450,000 annually.
  • Ensure compliance with all applicable regulatory requirements governing commercial tenancies, including review and approval of commercial lease applications, renewals, assignments, and related documentation.
  • Provide guidance and resolution support for commercial tenant concerns, lease disputes, and applicant matters.
  • Conduct joint inspections with municipal agencies, including FDNY, Department of Health, and Department of Buildings, to ensure commercial spaces remain in compliance.
  • Oversee room scheduling and rental agreements for approximately 60 community organizations and internal department use, ensuring proper documentation and adherence to established policies.
  • Collaborate with Legal, Safety, and other relevant departments to secure appropriate permits and maintain code compliance for commercial build-outs and renovations.
  • Lead negotiations and oversee the drafting, review, and execution of commercial lease agreements; present finalized agreements and material terms to the Board of Directors for approval.
  • Review commercial lease violations and direct fact-finding investigations conducted by the Commercial Leasing Administrator, ensuring appropriate enforcement actions are taken.
  • Serve as the primary liaison between the organization and the external brokerage firm, overseeing marketing, tenant placement, and deal structuring.
  • Represent the organization in court proceedings and administrative hearings related to commercial tenancy matters.
  • Oversee the development and implementation of departmental policies, procedures, and internal controls related to commercial leasing operations.
  • Represent the Commercial Leasing department at Board, Committee, and stakeholder meetings.
  • Oversee the preparation and submission of detailed monthly departmental performance and financial reports.
  • Perform other duties and responsibilities as assigned.
