Requirements

  • Prior experience as a Director-level marketing leader in multifamily.
  • Proven success managing large portfolios (25+ assets).
  • Demonstrated experience working with third-party owners or institutional clients.
  • Strong digital marketing fluency paired with operational understanding.
  • Ability to connect marketing decisions to leasing performance and NOI drivers.
  • Executive presence and comfort presenting to owners and senior stakeholders.

Responsibilities

  • Own marketing strategy and results across all assigned third-party assets.
  • Segment the portfolio by asset type, market conditions, and business objectives.
  • Prioritize time, attention, and spend across 30–35 assets with disciplined judgment.
  • Identify underperformance quickly and implement corrective action plans.
  • Set portfolio-level standards and strategy across ILS, paid media, SEO, websites, listings, reputation management, and social channels.
  • Ensure marketing efforts are intentional, measurable, and continuously optimized.
  • Balance consistency with asset-level nuance where it matters.
  • Ensure lead source integrity, attribution accuracy, and reporting consistency.
  • Translate data into decisions—not noise.
  • Clearly explain what changed, why it changed, and what actions will follow.
  • Make confident budget recommendations—when to increase spend, when to pull back, and why.
  • Ensure vendor strategy aligns with asset-level and owner objectives.
  • Serve as the primary marketing presenter in owner meetings for the third-party portfolio.
  • Lead high-stakes conversations with clarity, confidence, and professionalism.
  • Set expectations early and reset them when needed.
  • Directly manage 1–2 team members; set clear expectations and develop talent.
  • Establish playbooks, standards, and processes that allow the portfolio to scale.
  • Influence regional and onsite teams through authority, clarity, and credibility.
  • Operate independently and decisively.
  • Be comfortable making and defending decisions.
  • Think at the portfolio level, not the property level.
  • Communicate in a direct, factual, and composed manner.
