About The Position

Fifteen Group Capital is seeking a Director of Multifamily Capital Projects to lead the planning, execution, and financial management of capital improvements across our growing real estate portfolio. This is a high-impact leadership role for someone who thrives at the intersection of strategy and execution. Important Note: This is a rehabilitation and capital improvements role focused on existing multifamily assets—not a ground-up development position. We're looking for someone with deep expertise in value-add renovations, building system upgrades, and repositioning projects for occupied and stabilized properties. Based at our Miami headquarters, you'll oversee capital projects initiatives across California, Texas, and Florida. You'll lead project managers, partner with our acquisitions team on new investments, and play a critical role in driving our value-add strategy. Requirements

  • 7-10 years of progressive experience in capital improvements, construction management, or facilities management
  • Extensive experience with light, moderate, and heavy rehabilitation projects on large multifamily communities
  • Extensive multifamily real estate experience
  • Proven track record with value-add repositioning and large-scale renovation projects
  • Strong knowledge of building codes and permitting processes in California, Florida, and Texas
  • Demonstrated financial acumen with ability to develop and manage complex budgets
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field

Nice To Haves

  • Master's degree in Construction Management, Real Estate Development, or related discipline
  • PMP, CCM, or equivalent certification
  • Experience managing teams and projects across multiple states

Responsibilities

  • Lead planning, budgeting, and execution of all capital improvements and construction projects for existing buildings
  • Oversee major maintenance initiatives across the portfolio
  • Manage in-house and third-party project managers across multiple geographies
  • Develop and maintain relationships with contractors, architects, engineers, and vendors
  • Partner with the deal team to develop capital expenditure budgets for new acquisitions
  • Conduct physical due diligence inspections and assess building conditions
  • Present capex projections and renovation feasibility to the investment committee
  • Develop post-acquisition capital improvement plans for newly acquired properties
