About The Position

Skilled position in facilities maintenance, often acting as a lead technician or supervisor, performing complex repairs and maintenance tasks, and overseeing the work of other technicians and contractors. This role requires a strong understanding of building systems, including mechanical, electrical, and plumbing, along with the ability to troubleshoot problems and make repairs.

Requirements

  • Knowledge of Building Systems: Possess a strong understanding of mechanical, electrical, HVAC, plumbing, and other relevant systems.
  • Blueprint Reading and Schematics: Utilizes technical diagrams and schematics to perform repairs and installations.
  • Documentation and Reporting: Uses a work order system or CMMS to log activities and document repairs.
  • Communication: Communicates effectively with leadership, staff, and vendors. Ability to communicate effectively, both orally and in writing.
  • On-Call and After-Hours: May be required to work on-call, including evenings, weekends, and holidays, to respond to emergencies.
  • Problem-Solving Skills: Ability to diagnose and resolve issues independently
  • Education: Requires a high school diploma or equivalent, with a technical certification or associate's degree in a related field often preferred.
  • Experience: Minimum of 7 years of relevant maintenance experience, able to work independently.
  • Skills: Possess strong technical skills in multiple trades, including carpentry, plumbing, electrical, and HVAC.
  • Lifting:Ability to lift and carry at least 50 pounds.
  • Manual Dexterity:Good hand-eye coordination for operating tools and equipment.
  • Physical Stamina:Ability to stand and work for extended periods, as well as perform tasks that may require bending, kneeling, and climbing.
  • Exposure to Hazards:Ability to withstand exposure to noise, dust, and other potential hazards in a work environment.

  • Certifications: Technical certifications in relevant fields (e.g., HVAC, plumbing, electrical) are beneficial but not required.

Responsibilities

  • Complex Repairs and Maintenance: Performs routine and non-routine repairs, installations, and maintenance on various building systems and equipment.
  • Safety and Compliance: Adheres to safety regulations and procedures, including those related to hazardous materials handling. Enforces the use of PPE, LOTO and any Safety program requirements with site personnel.
  • Inspection & Compliance:Conducting regular inspections to ensure systems are functioning properly and comply with safety regulations and operational policies.
  • Project Management: Overseeing projects, working with contractors, and managing costs. Able to build a project managing from start-up to completion.
  • Training and Mentoring: Provides training to team members on building systems and guidance on technical tasks for independent work.
  • Subject Matter Expertise: Serving as an expert in a specific area of expertise (e.g., HVAC, electrical).
  • Coordination: Coordinates with service providers and contractors to complete maintenance tasks
  • Troubleshooting and Problem Solving: Identifies and resolves complex issues related to building systems, often requiring advanced knowledge and skills.
  • Six Sigma: Understands and implements process improvements, elimination of waste, simplifying processes, 5s and utilizes the tools to drive improvements.
  • Safety Compliance: Adhering to safety regulations, including wearing appropriate Personal Protective Equipment (PPE).
  • Complies with NFPA 70E requirements for safe work practices to protect personnel by reducing exposure to major electrical hazards.
  • Ensure Compliance with federal, state, and company policies, procedures, and regulations.
  • Assist with New Construction or Remodel Plans: Reviewing plans to ensure compliance with facility maintenance standards.
  • Identifying Projects Requiring Contractors: Determining when to involve contractors or vendors for larger or more complex projects.
