About The Position

Under the general supervision of the Director of Facilities, this position provides routine and complex maintenance and repair work of a semi-skilled nature for university buildings, assuming a first responder role to a wide variety of maintenance issues. This position performs preventive maintenance and minor mechanical, plumbing, and electrical repairs for air compressors, air handling units, pumps, water heaters and softeners, exhaust fans, emergency generators and other related equipment. More complex repairs and installations are performed by departmental craft workers with assistance from the Facilities Technician III. This position normally works 7:00am – 3:30pm Monday through Friday, but may need to work outside these hours occasionally. This position will be one of the primary members of the campus snow removal team.

Requirements

• Two years of relatable experience in construction, repair, assembly, or maintenance of facilities
• Ability to attain UW System driver authorization within first week of employment
• Driver Authorization
• Ability to read, comprehend, and work from plans and prints
• Ability to interpret rules and regulations with thorough knowledge of occupational hazards and safety precautions, and ability to perform all work while conforming with EH&S health and safety policies
• Ability to follow OSHA and other applicable federal, state, and local fire, health, safety, emergency-preparedness, pollution-prevention policies, University of Wisconsin, UW-Whitewater campus and Risk Management policies and procedures, including Code of Conduct, IIPP (Safety & Health Procedures), Hazardous Materials Communications Program, as well as any other document authorized by management to have bearing on employee safety and conduct
• Ability to interact respectfully with people from diverse socioeconomic, cultural, and ethnic backgrounds
• Basic level competency in Microsoft Office applications (Word, Excel, Outlook, etc.)
• Strong customer service skills
• Organizational skills to establish work priorities and be resourceful
• Ability to perform manual labor, including bending, stooping, reaching, digging, carrying, and lifting heavy objects weighing up to 100 lbs. Requires manual dexterity of both hands and feet to perform activities such as lifting overhead, twisting and bending while lifting, climbing ladders and stairs while wearing protective equipment, and working in confined spaces, including repetitive arm motion below, at, and above shoulder level
• Ability to work with computerized maintenance management systems (CMMS), such as TMA
• Willingness and ability to be an active participant in following applicable safety rules and regulations including necessary training and drills

Responsibilities

• Utilize specialized equipment to repair and maintain complex machinery, equipment and facility property to prevent further damage and ensure optimal operation. Monitor and control building mechanical equipment, chemical content of closed loop and cooling tower water, soft water, etc. Winterize air handler coils and fill system in spring Operate and maintain ground equipment including snow plows, salt spreaders, skid steers, mowers, trimmers chainsaws, etc. Must be available outside of work hours, for campus snow removal
• Perform routine and non-routine facility inspections and monitor cleanliness. Routine preventative maintenance of commercial building systems including air handlers, exhaust fans, pumps, motors, hot water heaters, high-efficiency hot water boilers, low-pressure water-cooled and air-cooled chillers, emergency generators, air compressors, control valves, actuators, etc. Open campus at the start of the day and secure during unoccupied periods Keep mechanical areas clean and accessible
• Troubleshoot, escalate, and document issues according to established policies and procedures. Monitor building control software, schedule equipment, and respond to and rectify temperature complaints and equipment malfunctions
• Receive, inspect, inventory, and distribute deliveries independently to appropriate entities. Maintain stock of air handler filters, v-belts, softeners, salt, etc.
• Assist trades, crafts, vendors, and technical staff with construction, design and operational maintenance as needed (including painters, locksmiths, HVAC, Electricians, Plumbers, etc.
• Inspect, repair, assemble, install and maintain various elements of university property, including signage, walkways, fences, bike lockers, stairwell handrails, bulletin boards, mirrors, windows, window treatments, doors, frames, furniture, shelving, ceiling fixtures, flooring, trim work, drywall, plaster, smoke detectors, resetting alarms, security lighting, etc.
• May direct the work of others, including temporary employees, student employees, etc.
• Complete necessary work order documentation.
