Job Summary: Under the supervision of the Facility Director, Facilities Technicians perform general repairs and maintenance across the Longview campus, including buildings, equipment, grounds, and snow removal, to ensure a safe and comfortable environment. This role supports the safe, efficient, and compliant operation of building systems within the assisted living community and is responsible for operating the Longview bus and other licensed vehicles as required by the position. Employees under the age of 21 are not permitted to drive the Longview bus or other licensed company vehicles, but may operate non-licensed equipment such as lawn tractors. Successful candidates will be customer service–oriented, dependable, and detail-focused, with the ability to manage tasks efficiently and follow through on assigned projects.

Requirements

  • Must be at least 18 years of age
  • High school diploma or equivalent preferred
  • Reliable transportation required
  • Valid driver’s license required (employees must be at least 21 years of age to operate the Longview bus or other licensed vehicles. Employees under age 21 may operate non-licensed equipment as assigned)
  • Knowledge of and ability to comply with workplace safety regulations, risk management practices, and safe work procedures, including OSHA standards such as lockout/tagout, hazard communication, chemical handling, and use of personal protective equipment (PPE)
  • Experience in one or more of the following: plumbing, electrical, HVAC, painting, carpentry, grounds maintenance, and snow removal
  • Ability to work independently, prioritize tasks, and complete assignments with minimal supervision
  • Ability to safely work in indoor and outdoor environments, in varying weather conditions, at heights, on ladders and stairs, and with hand and power tools
  • Exposure to maintenance chemicals, mechanical systems, and powered equipment, with the ability to follow established safety protocols
  • Strong interpersonal and communication skills including ability to interact professionally with residents, staff, and contractors
  • Visual, auditory, and verbal abilities sufficient to safely perform job duties and respond to routine and emergency situations
  • Ability to meet physical demands including: standing, walking, bending, crouching, reaching, and climbing for extended periods; lifting, carrying, pushing, and pulling up to 50 pounds; performing repetitive hand and arm movements; working in confined spaces and around moving mechanical parts
  • Ability to perform the essential functions of the position, with or without reasonable accommodation, in accordance with applicable law

Responsibilities

  • Perform routine, preventive, and corrective maintenance on building systems including HVAC, plumbing, electrical, lighting, mechanical equipment, boilers, generators, and compressors
  • Diagnose and repair issues in resident rooms, common areas, kitchens, offices, and exterior spaces
  • Complete room turnovers, including repairs, painting, fixture replacement, and equipment setup
  • Perform minor carpentry, patching, flooring repairs, and general upkeep
  • Maintain grounds, including trash removal, exterior inspections, and snow and ice control
  • Inspect, test, and maintain life-safety systems such as fire alarms, sprinklers, smoke detectors, emergency lighting, and exit signage
  • Respond to facility emergencies, including emergency snow removal and other safety-related incidents, which may occur outside of normal work hours
  • Participate in on-call rotations as required
  • Identify and correct safety hazards, including trip hazards, accessibility issues, and faulty safety features
  • Maintain grab bars, call systems, locks, and other resident safety equipment
  • Interact professionally and respectfully with residents, maintaining dignity and confidentiality
  • Complete required shuttle bus training and drive the Longview bus as needed, including evenings or weekends for scheduled events
  • Accurately document work orders, maintenance logs, inspections, and preventative maintenance activities using computerized and paper systems
  • Report safety concerns, compliance issues, or major repair needs to management
  • Coordinate with vendors and contractors as necessary
  • Complete required training, in-services, and other duties as assigned
