About The Position

The Porter / Groundskeeper is responsible for maintaining the cleanliness, safety, and overall curb appeal of the property’s grounds and common areas. This role ensures the community presents a well-maintained and professional appearance at all times while supporting the maintenance team as needed

  • Organizational Skills - Maintains orderly maintenance areas and supplies.
  • High school diploma or GED equivalent preferred.
  • Ability to operate basic hand tools and cleaning equipment.

Nice To Haves

  • Prior groundskeeping, janitorial, or property maintenance experience a plus.
  • Basic knowledge of Microsoft products such as outlook emails
  • Some technological experience such as timekeeping apps and other employment apps is a plus
  • Open to adapt and learn employment technology

Responsibilities

  • Grounds & Exterior Maintenance: Pick up trash, sweep sidewalks and parking areas, maintain dumpster areas, paint curbs, control weeds, straighten signage, replace light bulbs, maintain mailbox areas.
  • Pool & Amenity Area Maintenance: Clean and maintain pool area, empty trash receptacles, hose down pool deck, scrub pool sides, assume pool maintenance responsibilities.
  • Common Area & Facility Upkeep: Empty trash receptacles, clean light panels, keep maintenance room clean, ensure common areas are clutter-free.
  • Unit Turn & Operational Support: Trash out vacant units, assist maintenance technicians, deliver notices and newsletters, support special projects.
  • Customer Service & Professional Standards: Provide courteous service, maintain professional appearance, promote a positive image, perform other duties as assigned.
  • Complete additional projects assigned by the Senior Leadership or Regional Supervisor as the business needs may arise.
  • Maintain daily cleanliness and safety of all grounds and common areas.
  • Support property curb appeal and resident satisfaction.
  • Assist maintenance team with operational needs.
  • Ensure compliance with safety standards and company policies.
  • Contribute to a positive community environment through professional service.
