About The Position

The Groundskeeper is responsible for maintaining the appearance, cleanliness, and safety of the property by performing groundskeeping, janitorial, and light maintenance tasks.The work will be performed indoors to preserve the community's interior and outdoors to maintain the exterior. Responsible for maintaining the property’s grounds, common areas, and amenities by performing trash and debris removal, recycling and dog station upkeep, landscaping cleanup, janitorial duties such as cleaning bathrooms, floors, and glass surfaces, and light maintenance including drywall repairs, painting touch-ups, and replacing light fixtures, while monitoring conditions and addressing minor issues proactively. The Groundskeeper provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service.

Requirements

  • Basic knowledge and understanding of Groundskeeping, Janitorial work, and Maintenance.
  • Basic knowledge of hand tools, power washing equipment, and gas-powered leaf blowers.
  • Basic knowledge of drywall, painting, and light bulb/fixture replacement.
  • Operate mechanical and electrical machinery/equipment (i.e., blowers, power washers, etc.).
  • Knowledge of Janitorial practices, Maintenance, and Groundskeeping procedures.
  • Able to use time effectively and understand directives given.
  • Able to follow instructions, work independently, prioritize tasks, and take initiative.
  • Effective communication skills for reporting issues, coordinating with team members, and interacting with residents.
  • Excellent interpersonal, organizational skills, and attention to detail.
  • Ability to act with integrity, professionalism, and respect.
  • Able to work under pressure, maintain composure, and utilize good judgment during emergency/difficult, and stressful situations.
  • Ability to lift 50 lbs. following appropriate safety procedures.
  • Ability to properly utilize gas or electric powered equipment and follow all required safety procedures.
  • Ability to: Remain upright for extended periods of time.
  • Comfort with frequent bending and lifting.
  • Operate and maneuver a golf cart safely around the property.
  • Work outdoors in various weather conditions.
  • Perform repetitive tasks, such as sweeping, mopping, and trash removal.
  • Climb stairs.
  • Climb ladders and work at heights above ground level.
  • Respond in an understandable, professional manner in person and over the telephone.
  • Work extended hours and/or weekends if needed.

Responsibilities

  • Use of an electric or gas blower to blow off common areas, walkways, and buildings of debris. PPE must be utilized.
  • Use of power washing equipment to clean the common areas of all buildings, as well as sidewalks. PPE must be utilized.
  • Must pick up trash from around the property that is visible, as well as trash that may collect under the base of hedges and plants.
  • Collect and remove fallen palm fronds throughout the property.
  • Maintain recycling areas, compactor area, and dog stations.
  • Assist as needed with after-hour emergencies and clean up after storms.
  • Clean bathrooms, clubhouse, and amenities (such as pool area, gym, racquetball, tennis court, kids' room, etc). Mop, vacuum, and dust surfaces. Clean windows, mirrors, doors, and glass surfaces.
  • Ensure amenity and clubhouse areas are presentable to residents.
  • Maintain the cleanliness of assigned areas and the good working condition of assigned equipment.
  • Minor touch-up painting of walls, doorways, and curbs.
  • Maintain high-traffic and heavy-use areas such as the compactor and recycling areas, ensuring cleanliness, and reporting any improperly disposed items or other issues to Management.
  • Patch and replace drywall as needed, and make minor cosmetic repairs.
  • Replace light bulbs, fixtures, and other minor hardware.
  • Operate basic hand tools safely and effectively.
  • Report any issues, hazards, or maintenance needs promptly and accurately to Management.
  • Work collaboratively with other Team Members to ensure all areas of the property are maintained efficiently.
  • Follow directives from Management, not directly from residents, while maintaining professionalism.
  • Ensures all safety precautions and procedures are followed while performing duties in accordance with safety guidelines.
  • Demonstrate initiative in identifying small repairs or improvements before they become larger issues.
  • Other duties and responsibilities as assigned.
