About The Position

RADCO is seeking a Groundskeeper to join our incredibly talented team. The Groundskeeper plays a critical role in our onsite operations since the grounds are our first opportunity at making a great first impression. The Groundskeeper reports directly to the Maintenance Supervisor. They are adaptable, detail-oriented, take initiative, exhibit pride in their work, and work well with others. Valid driver’s license may be required based on property size and potential need for use of a golf cart.
Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions.
Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools or controls.
Must be able to work from heights using ladders, scaffolds or lifts.
Must be able to carry, move, transport, position, install, remove or continuously lift weight up to 75 lbs.
Must be able to work with majority exposure to outdoor weather conditions.
Must be able to shovel snow, plow and salt or use ice melt, as needed.
Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried and the weight of tools and supplies stored on the ladder.
Worker is regularly required to sit, talk, see and hear. The ability to communicate, speak and understand clearly is required the majority of the time.
Ability to utilize computer hardware, including use of keyboards, mouse, and tablet.

Responsibilities

Responsible for physically walking the property frequently to remove all debris, trash, and pet droppings throughout the community.
Aware of property goals and the condition of the property and take immediate steps to address any issues, concerns, or unsafe conditions.
Perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager.
Perform minor or routine maintenance or repairs, as directed.
Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster.
Support Make Ready duties as needed, including but not limited to trash-out duties, repair appliances and light fixtures, and minor carpentry.
Communicate clearly and professionally with residents, prospects, and visitors.
Listen and respond to resident requests and/or concerns in a calm, supportive, and timely manner.
Demonstrate RADCO’s value of Caring by treating residents, vendors, coworkers, and supervisors with respect and professionalism.
Exhibit a sense of care and urgency with assigned work orders.
Attend and assist in resident activities and functions during or after hours as needed.
