Learn more about American University Department: Building Maintenance Zone B Time Type: Full time Job Type: Regular FLSA Status: Non-Exempt Work Modality: Full On Campus Presence Union: Excluded Job Description: Summary: The HVAC Maintenance Technician position is to provide a safe, functional, clean, efficient and attractive living and learning environment. This position leads and assists in the evaluation, maintenance, repair and replacement of mechanical systems, HVAC equipment, and related systems. This position will be involved in corrective and preventive maintenance and minor alteration work and may oversee temporary labor and/or other trades persons or contractors as required. This position requires general supervision and often works independently. This position is part of a maintenance team of trade persons responsible for a defined set of buildings on campus, but this position may also be required to perform work in and around buildings other than the defined set. Teams consist of about 6 - 16 persons who are part of Facilities Operations and respond to work orders. This position reports directly to a Building Maintenance Supervisor.

Requirements

  • High school diploma or equivalent.
  • HVAC License or Certification.
  • 5 - 8 years of relevant experience.

Nice To Haves

  • Associate's degree.
  • 10+ years of relevant experience.
  • Ability to work on ladders, scaffolding and at heights of 40 feet or more, and lift 50 lbs preferred.

Responsibilities

  • Troubleshoots problems with mechanical/HVAC systems, building automation systems, HVAC and related equipment, makes major or minor corrective repairs as required.
  • Performs inspections and planned maintenance on air handling units, pumps, fan coils, steam converters, variable air volume units, dx units, window air conditioning, exhaust fans and related equipment to maintain safe, functional and efficient operation to ensure a comfortable living and learning environment.
  • Installs new mechanical or HVAC equipment.
  • Reconditions equipment to improve reliability and extend service life.
  • Develops initial proposals for energy conservation projects in existing facilities.
  • Provides technical expertise and actively contributes to campus building system commissioning and sustainability efforts.
  • Frequently leads field personnel in routine or complex system checks, diagnostics or calibrations on building HVAC systems.
