About The Position

The Lead Maintenance is responsible for preserving the physical integrity, safety, and operational efficiency of the community at all times. This role anticipates, identifies, and resolves maintenance issues while implementing preventative measures to protect the asset, ensure resident satisfaction, and control costs.

Requirements

  • Technical Expertise - Strong working knowledge of plumbing, electrical, HVAC, carpentry, and general building systems.
  • Preventative Mindset - Ability to anticipate problems and implement proactive maintenance solutions.
  • Problem Solving - Identifies root causes and implements effective, long-term solutions.
  • Customer Service Orientation - Responds to resident concerns with urgency, professionalism, and empathy.
  • Time Management & Organization - Prioritizes work orders and projects to meet deadlines efficiently.
  • Cost Awareness - Understands budget impact and makes financially responsible decisions.
  • Attention to Detail - Ensures work quality, safety compliance, and accurate documentation.
  • Professionalism - Maintains appropriate appearance, demeanor, and adherence to company standards.
  • High School Diploma or GED equivalent required
  • EPA Certification required
  • Valid Driver’s License required
  • 3–5 years of property maintenance experience preferred
  • Yardi or similar property management software
  • Microsoft Office (Outlook, Excel, Word)
  • Work order/ticketing systems
  • Basic budgeting and inventory tracking systems

Nice To Haves

  • CPO Certification preferred (if applicable)
