About The Position

The Maintenance Attendant plays a vital role in maintaining our property, common areas and its systems in top shape. Responsibilities include performing routine property and equipment repairs and preventative maintenance, monitoring utilities and assisting in ensuring the safety of guests and associates.

Requirements

  • Must have a high school diploma or equivalent.
  • Completion of a vocational/technical training or apprenticeship; and/or 2+ years hotel or residential property engineering/maintenance experience is desired.
  • Must be able to communicate in proper English with residents, guest, visitors and staff.
  • Must have mechanical, electrical plumbing or HVAC experience; building engineering/maintenance experience.
  • Must be able to read and understand blueprints and to troubleshoot and repair most mechanical, electrical, plumbing and HVAC systems.
  • Must be able to safely and properly use hand and power tools and perform and log scheduled preventive maintenance.
  • Must be able to think clearly in emergency situations.
  • Must be able to interact positively with residents, guests and fellow employees.
  • Must be able to perform duties without direct supervision, work individually or part of a team, and work in and around the public in a positive and professional manner.

Responsibilities

  • Maintain complete awareness of:
  • Scheduled group activities and house count.
  • Property facilities and services in detail.
  • Hours of operation.
  • Facility layout.
  • Fire and emergency plans.
  • Departmental rules of conduct.
  • Review department log records and be familiar with pertinent information relevant to the daily shift.
  • Review the property open items/tasks status and follow up with the previous shift officer.
  • Maintain accurate records and ensure the safekeeping of such in accordance to property procedures.
  • Promote positive relations with guests and employees.
  • Accommodate all resident and guest requests courteously.
  • Answer the telephone within three (3) rings, using proper salutations and telephone etiquette per Holbrook service excellence standards.
  • Maintain safe conditions and procedures in work area and other associated areas; check working condition of equipment and report all deficiencies immediately to supervisor to be rectified; report any safety hazard to supervisor.
  • Maintain and repair all engineering systems.
  • Maintain familiarity with the energy management system and field components.
  • Complete assigned work orders in a timely fashion.
  • Handle resident / guest complaints following Holbrook service excellence standards / procedures.
  • Hold technical training classes for department.
  • Responsible for daily rounds and log sheet; maintain the equipment logs, files and operation manuals for machines and equipment.
  • Maintain property inventory and requisition parts as needed.
  • Identify, locate and operate all shut-off valves for equipment.
  • Repair and calibrate all controls.
  • Follow a building touch-up / paint schedule.
  • Follow and complete all assigned work orders by using Yardi module and assigned iPad.
  • Communicate with other departments in a courteous and efficient manner.
  • Perform all other related duties as assigned by supervisor; assist other departments by providing lateral service when possible.
