About The Position

Valencia at Draper is seeking a skilled and dedicated Maintenance Manager to oversee the upkeep, repair, and operational integrity of our assisted living community. The Maintenance Manager will ensure a safe, comfortable, and well-maintained environment for residents, staff, and visitors by managing all aspects of facility management, including preventative programs, emergency preparedness, grounds keeping, and routine repairs. This role requires a proactive, detail-oriented individual with expertise in building management systems, regulatory compliance, and team coordination.

Requirements

  • High school diploma or equivalent required; technical training or certification in HVAC, plumbing, electrical systems, or building maintenance preferred.
  • Minimum of 3-5 years of experience in facility maintenance, with at least 1 year in a supervisory role.
  • Proficiency in basic plumbing, electrical, carpentry, and HVAC repair.
  • Strong organizational skills and the ability to manage multiple priorities.
  • Excellent problem-solving and communication skills.
  • Valid driver's license required
  • Must be willing to undergo back ground check
  • Ability to lift up to 80 pounds, climb ladders, and work in various weather conditions.
  • Must be able to stand, bend, and kneel for extended periods

Nice To Haves

  • Experience in an assisted living or healthcare setting is a plus.
  • Spanish proficiency

Responsibilities

  • Execute scheduled equipment preventative maintenance programs
  • Perform routine repairs, including painting, plumbing, , minor electrical (e.g. replacing outlets, troubleshooting wiring), carpentry
  • Replace HVAC air filters
  • Identify and report major repair needs
  • Collaborate with Housekeeping to maintain repair furniture and fixtures
  • Perform room turnovers, including painting, cleaning, installing flooring, and executing minor repairs to prepare units for new residents
  • Ensure the exterior of the building and grounds are well-maintained, including lawn mowing, trimming shrubbery, plantings, and snow & ice removal,
  • Oversee continuity and vendor performance on contracted services such as trash removal, pest control, and landscaping
  • Perform routine exterior building repairs (e.g., siding, gutters, roofing patches) and coordinate with vendors for larger projects.
  • Enforce fire safety and emergency preparedness protocols in accordance with state and federal regulations, including conducting regular drills and inspections of fire alarms, sprinklers, and extinguishers.
  • Distribute, post, and maintain safety materials (e.g., evacuation plans, hazard warnings) as required by policy and law.
  • Log physical plant quality assurance records to ensure compliance and governing body inspections efficiency
  • Respond promptly to safety hazards (e.g., spills, broken equipment, structural damage) and implement corrective actions
  • Supervise and coordinate the work of maintenance staff or external contractors
  • Maintain tool and supplies inventory of maintenance.
  • Assist with setup and breakdown for facility events, ensuring spaces are safe and functional for residents and staff
  • Provide support during emergencies (e.g., power outages, flooding), troubleshooting issues and coordinating with emergency services if necessary.
  • Collaborate with the Director of Facilities to develop annual maintenance budgets and prioritize capital improvement projects
  • Respond to resident and staff maintenance requests in a timely and professional manner, ensuring high levels of satisfaction.
