About The Position

The Maintenance Manager is responsible for the general maintenance and safety of the Agrace facilities and the oversight of maintenance staff. The Maintenance Manager coordinates the scheduled completion of preventative maintenance, repairs and troubleshooting, “routine” tasks, work orders and special projects to achieve an environment of exceptional quality for patients, visitors, and staff.

Requirements

  • Associate’s degree in related field or equivalent combination of education and work experience
  • Four or more years of experience in healthcare setting or more than one year experience work with Agrace-specific equipment
  • Two years of experience managing employees and/or volunteers
  • Valid driver’s license, auto insurance, and access to a reliable vehicle
  • Ability to read and interpret blueprints, schematics, diagrams and mechanical drawings.
  • Knowledge of building codes and regulatory agency code requirements.
  • Basic or Intermediate knowledge of heating, ventilating, and air conditioning equipment, as well as light duty plumbing, basic electrical and general carpentry.
  • Intermediate to advanced Microsoft Office Suite skills.
  • Experience using industry specific software.
  • Experience developing policy and procedure.
  • Ability to work effectively and cooperatively with others.
  • Ability to communicate effectively verbally and in writing.
  • Ability to be flexible in time and task to meet organizational needs.
  • Experience in project management, strategic planning and execution, budgeting, and controlling costs
  • Ability to engage staff in Agrace’s strategic and annual operating plans and LEAN projects and to ensure strategies and improvements remain in practice.
  • Ability to maintain confidentiality about patients, families, caregivers, staff, donors, and organizational intellectual property.
  • Ability to use proper body mechanics and standard precautions.
  • Assures compliance with all applicable Federal, State and Local codes and regulations.
  • Ability to participate in the facility operations weekend rotation and on-call responsibilities

Responsibilities

  • Manage Staff Hire, train, engage and retain department staff.
  • Assign, direct and verify the work of direct reports.
  • Assess staff performance and provide feedback, coaching, correction and development opportunities.
  • Coordinate staff and schedules to provide coverage.
  • Ensure that staff are trained on applicable regulatory requirements, safety standards, and in-house policies/procedures/protocols.
  • Develop and maintain department success metrics and goals.
  • Manage 24/7 on-call coverage for the maintenance department.
  • Manage and perform routine maintenance tasks including preventative maintenance, repairs and troubleshooting, scheduled “routine” tasks, and demand work orders to help ensure work is completed in a timely manner.
  • Manage all life safety programs and equipment such as fire panels, smoke/heat detectors, sprinkler systems, pumps, and panic alarms in accordance with the regulatory requirements and healthcare industry standards.
  • Manage all MEPF (mechanical, electric, plumbing and fire protection) systems and building mechanicals such as solar panels, plumbing, chillers, boilers, heating, ventilation and air conditioning, emergency generators and elevators in accordance with regulatory requirements.
  • Ensure and verify internal and external customer satisfaction, seek feedback, and implement best practices to maintain a safe and secure facility.
  • Troubleshoot complex issues in collaboration with vendors and manufacturers and implement solutions.
  • Oversee security systems and equipment at all facilities.
  • Develop and maintain vendor and contractor relationships.
  • Develop and manage the maintenance facility operations budget.
  • Make recommendations for and implement capital improvements related to maintenance and building improvements.
  • Make recommendations for cost containment and participate in the annual budgetary process.
  • Participate in internal work groups, meetings, and committees relative to position responsibilities.
