Under general supervision of the Building Maintenance Superintendent 2, to perform skilled and semi-skilled maintenance in the replacement, minor installation and/or repair of plumbing equipment (e.g., water & steam lines, sewer pipes, trap fittings, plumbing fixtures, pumps, regulators, valves, faucets, toilets, sinks, bathtubs, heating & air conditioning, piping drinking fountains, etc.), electrical equipment (e.g., light fixtures electrical outlets, switches, motors, appliances, electrical circuits, emergency generator, fire alarms, fans, radios, televisions, meters, etc.); does semi-skilled and skilled carpentry work in the alteration and/or repair to buildings, equipment and wooden structures (e.g., doors, windows, walls, woodwork, floors, partitions, stairways, furniture, door closures), does roof and minor lock repair and installs security devices and locks. Assists or works alone in painting of fixtures, rooms, buildings, signs & equipment, patches drywall and prepares surfaces for painting; does masonry work. Operates and maintains boilers and related equipment (e.g. collects & tests water samples and makes adjustments based on results, performs safety checks, start-up and remove boilers from service, as directed). Operates machine tools & welding equipment in making repairs to metal parts and equipment, assists in repair & maintenance of interior & exterior maintenance equipment & other specialized equipment (e.g., dental equipment, laboratory equipment, etc.) Performs minor vehicle repairs & maintenance (e.g. changes oil & filter, checks transmission fluid, tire air pressure, etc.) Complete work reports, orders and inventories maintenance equipment/supplies. Performs other related duties as required\: interior custodial duties related to maintenance projects (e.g., mops, sweeps, washes walls & windows); exterior groundskeeping duties (e.g., removes snow/ice from walkways, spreads salt, etc.); attends mandated training sessions and maintenance meetings.
