MAINTENANCE SPECIALIST III RESPONSIBLE TO: Facilities Maintenance Project Manager FUNCTION: Ability to effectively perform work in the following trades: electrical, HVAC, boiler, carpentry, plumbing, fire alarm systems and general maintenance with a high degree of proficiency. MINIMUM QUALIFICATIONS: Four (4) years experience in the above-stated fields OR a license in one or more fields. Trades certification or degree preferred but, not required. High school graduate or an equivalency diploma preferred but not required. Experience in a multi-location and diversified maintenance setting preferred. A valid driver’s license and driving record acceptable to agency insurance carrier is required. REQUIRED KNOWLEDGE, SKILLS AND ABILITIES: Physical condition commensurate with the demands of the job. Must demonstrate proficiency by passing the general skills assessment, which includes a written assessment. Has the ability to troubleshoot while on the jobsite and complete most tasks encountered Ability to work independently on a tablet or mobile devices using the CMMS software to complete work orders, attach pictures, scan out supplies, and checking on item age and history by scanning appliance and asset codes. Able to carry and utilize an agency credit card and use banking software to timely add receipts and dollar amounts to each billing entity product is purchased for. Ability to work in a Commercial Setting and assist in technical repairs at residential sites. May be asked to Lead a team of spec two’s with direction from the Project Manager and Maintenance Manager.Ability to support all agency customers in creating a safe and comfortable work and living environment, while assisting in residentials site maintenance giving the people we support a comfortable and safe space to live in. SPECIFIC DUTIES: Electrical: Ability to troubleshoot and test electrical systems for failures independently using safety precautions and PPE as needed. Must have extensive knowledge of Multimeters and how to use them in all situations. HVAC and Boiler: Ability in troubleshooting, replacement of components, and repair of all types of HVAC and Boiler systems. Ability to independently diagnose issues and repair or give direction on repair to management Construction: Experience in Roofing repairs, siding, foundation work, drop ceilings, installation of walls, windows, and doors.Appliance: Troubleshooting, demonstrated ability to replace components and repair broken mechanical parts. Ability to utilize instructional videos or local resources (such as local vendors) to find issues and parts for repair Plumbing Troubleshooting, demonstrated ability to replace fixtures, hot water tanks. Fire Alarm Systems: Troubleshooting, replace smoke heads, heat detectors, door magnets and inspect panels and systems. Ability to be trained by our preferred vendor in how to properly change out devices without compromising the system. Performs ground maintenance tasks as assigned. Performs other related duties as assigned.
