About The Position

The Maintenance Supervisor at the Essex and Iroquois manages one (1) Senior Maintenance Tech, and one (2) full-time Janitor, and directs both the strategic operations planning and day-to-day work of the HomeRise Maintenance Department, and is responsible for delivering quality maintenance, sanitation, and ensuring quality janitorial services of the building. The Maintenance Supervisor, along with the Site Manager, is responsible for executing national and local policies and procedures, which assure that the physical assets, machinery, buildings, grounds, and servicing utilities are optimally maintained in both appearance and function in compliance with all federal and local laws and regulations.

Requirements

  • High School Diploma or GED is required.
  • Seven years’ experience in multi-family (apartment or hotel) maintenance.
  • Working knowledge of Microsoft Office, Outlook, Word and Excel is required.
  • Ability to plan, organize and supervise an effective maintenance program.
  • Ability to assess and prioritize work order requests and create daily work assignments for staff.
  • Knowledge and experience working with General Contractors and sub-contractors, understanding of building systems, warrantees, and life expectancy of equipment.
  • Ability to communicate effectively with high-risk residents.
  • Ability to supervise and mange staff with diverse work histories and life experiences.
  • Must be able to communicate (verbally and in writing) with Site Management Staff, Resident Services and residents effectively.
  • Must have valid phone number.
  • Ability to appropriately respond to and resolve conflict.
  • Ability to work independently as well as be part of a team and a team leader.
  • Ability to train and support maintenance personnel.

Nice To Haves

  • Knowledge in the Property Management software (Yardi) is strongly recommended.
  • Strong interest in social justice and advocacy preferred with an understanding, sensitivity and experience working in a supportive housing environment and with issues of homelessness and recovery issues.

Responsibilities

  • Maintains preventive maintenance programming in Yardi. Ensures the timely delivery of preventive/deferred maintenance services to include annual permits and inspections for elevators, back flows, boilers, fire sprinklers, fire pumps, fire escapes, smoke curtains, generators, or any other City/State requirement.
  • Establish, maintain, and follow effective Safety Procedures for the Maintenance and Janitorial Staff.
  • Maintain, operate, and train maintenance staff in the computerized work order system in Yardi to meet departmental performance goals and standards.
  • Coordinate and prioritize work order requests with Site Managers.
  • Purchase/order repair material and janitorial supplies, keeping aware of the monthly allocations in the annual operations budget.
  • Maintain a centralized tool and supply inventory.
  • Perform basic to advanced maintenance repairs.
  • Ensure turnovers are completed within 14 days; 30 if renovation is required.
  • Assist Site Manager in monthly Pest Control walk, inspecting every unit, documenting all maintenance issues, and performing repairs.
  • Assist the Site Manager with the required Annual 100%-unit inspection, noting maintenance issues and performing repairs or creating work order(s) as needed.
  • Maintains a living document of all purchases of items that may be capitalized and sends this list to the Maintenance Operations Manager biannually.
  • Maintain and update the preferred vendor list and implement cost-effective means to replace carpet, appliances, etc., for all properties.
  • Respond to after-hours emergency calls when necessary.
  • Undertakes projects as assigned.
