About The Position

NHE, Inc. is seeking an experienced Maintenance Supervisor to lead maintenance operations for a multifamily community. This role oversees all maintenance functions, including repairs, unit turns, preventive maintenance, safety, vendor coordination, and supervision of on‑site maintenance staff. The ideal candidate is skilled, organized, safety‑minded, and committed to delivering excellent service to residents.

Requirements

  • 5+ years general maintenance experience; 1+ year multifamily/industrial/institutional service request experience preferred.
  • Previous supervisory experience required.
  • Strong troubleshooting skills in HVAC, plumbing, electrical, appliances, pools/spas, irrigation, and related systems.
  • Valid driver’s license or reliable transportation.
  • Ability to read/write English at an intermediate level and perform basic math.
  • Proficiency with maintenance tools and equipment (HVAC gauges, plumbing tools, leak detectors, electrical meters, etc.).
  • Strong decision‑making, multitasking, organization, and attention to detail.
  • Excellent communication and interpersonal skills with residents, coworkers, and vendors.
  • Ability to work independently while maintaining professionalism and confidentiality.
  • EPA Freon Recovery Type I & II or Universal (required).
  • Ability to lift 50 pounds, climb ladders/stairs, work on rooftops, and perform physically demanding tasks.
  • Regular exposure to outdoor weather, chemicals, electrical systems, and power tools.
  • Must use appropriate safety equipment and participate in on‑call and after‑hours schedules.

Nice To Haves

  • CAMT certification, HVAC training, plumbing or boiler certifications, appliance/compressor repair training.
  • Any required state/local permits (pool operations, electrical, HVAC, plumbing).

Responsibilities

  • Supervise, schedule, and perform daily maintenance operations.
  • Coordinate with the Community Manager on unit walks, inspections, move‑ins/outs, and project planning.
  • Ensure all repairs/replacements necessary for apartment to be occupied are completed.
  • Manage weekly make‑ready schedules and service request assignments; monitor progress and quality.
  • Assist with hiring, training, coaching, and evaluating maintenance staff.
  • Respond to and prioritize resident service requests; ensure timely completion with minimal callbacks.
  • Walk and prepare vacant units; ensure all repairs and cleaning are completed prior to move‑in.
  • Identify safety hazards, perform property safety audits, and ensure proper use of PPE and procedures.
  • Oversee preventive maintenance for equipment, systems, and apartments.
  • Manage inventory, order supplies within budget, and assist with annual budget planning.
  • Maintain clean, organized maintenance areas; respond to emergencies and weather‑related issues.
  • Coordinate vendor work, warranty items, and quality control.
  • Perform maintenance technician duties as needed.
