About The Position

MAINTENANCE SUPERVISOR – Terracina at Wildhawk- Sacramento, CA USA MULTIFAMILY MANAGEMENT, INC. is engaged in the management of residential multifamily communities. We develop, build, own and manage our properties. Our properties are located throughout California and Nevada and range in size from 52 units to 397 units. We specialize in Tax Credit; Section 42 properties (LIHTC – Low Income Housing Tax Credit). USA Multifamily Management is a subsidiary of USA Properties Fund, Inc., a full-service, fully diversified, privately owned real estate investment and development organization. We are seeking a Maintenance Supervisor for our brand new 145 unit family community, located in Sacramento, CA.. The Maintenance Supervisor will report to the Community Manager. This is a non-exempt position with a Monday through Friday work schedule. Some flexibility will be required to accommodate the occasional need to work overtime, weekends, and for on-call maintenance emergencies. The Maintenance Supervisor may be required to reside at the Community to meet USA Multifamily Management Inc.'s legal obligation to provide on-site maintenance personnel. An on-site 2 bedroom apartment may be provided at no charge.

Requirements

  • At least two (2) years of experience in maintenance, preferably as a Maintenance Supervisor
  • Computer skills in Microsoft Word and Microsoft Excel
  • Valid Driver's license and reliable transportation
  • Supervisory experience in maintenance (preferably in an apartment community setting)
  • Plumbing and electrical repairs
  • Light carpentry
  • Glass and screen replacements
  • Unit turns
  • Painting
  • Cleaning

Responsibilities

  • Manages overall maintenance of the community and is responsible for the timely completion of work orders using electronic work order management system.
  • Supervises, trains and supports maintenance team members in aspects of property maintenance and curb appeal
  • Ensures all major repairs are brought to the attention of the Community Manager
  • Open to input from others, while able to produce results with little direction; by balancing personal success while supporting and encouraging other team members.
  • Ability to take initiative, work collaboratively with others as well as independently.
  • Consistently produces quality work while upholding maintenance and safety standards.
  • Routinely holds subordinates accountable for their actions to maintain goals and timelines
  • Adapts easily to new changes in the workplace at all times
  • Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Maintains and communicates HAZCOM standards; keeps SDS sheets current and readily accessible
  • Maintains thorough knowledge of pertinent laws and EPA/OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and refrigerants
  • Checks and replace exterior lighting on a regular basis
  • Maintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts
  • Supervise, support and schedule periodic maintenance property walks and recurring apartment inspections.
  • At the direction of the Community Manager, the Maintenance Supervisor is responsible for all tasks related to work being completed by a third-party vendor
  • Understands the budget for all maintenance-related GL codes
  • Maintains an inventory of supplies and enters purchase orders for monthly supplies
  • Maintains a schedule of maintenance projects (for example annual inspections) to ensure that necessary supplies are ordered and on-hand when the project is executed
  • Proactively makes suggestions to complete maintenance tasks efficiently without sacrificing the quality of work
  • Identifies and leverages the strengths of each employee to maximize their value to the organization, completes regular performance reviews along with a formal annual performance appraisal for each maintenance team member and provides appropriate disciplinary action as needed.
  • Ensures each employee is trained in the specific skills required to complete her/his job, using available resources.
