About The Position

This position is responsible for coordinating, leading, and supervising custodial and maintenance activities for the buildings and grounds at the Nisqually Tribe's government facilities. The incumbent provides leadership, makes work assignments, schedules maintenance activities, and supervises the work of maintenance staff.

Requirements

  • High School Diploma or GED equivalent.
  • Must have eight years' work experience performing custodial and maintenance duties.
  • Must have five years' work experience performing general plumbing, electrical, and carpentry repairs, maintenance, and installation.
  • Experience supervising or leading lower level workers.
  • Must be physically capable of operating tools and equipment used in the performance of duties and meet other physical requirements of the position.
  • Must have valid driver's license and be insurable under the Nisqually Tribe's insurance policy.
  • Knowledge of repair techniques for building maintenance and related equipment.
  • Knowledge of the methods, materials, tools, and equipment utilized for plumbing, electrical, and carpentry.
  • Knowledge of blueprints and diagrams.
  • Knowledge of the safe use of all tools and equipment used.
  • Knowledge of cleaning methods, equipment, and supplies.
  • Ability to direct staff and provide clear instructions.
  • Ability to inspect and monitor performance of maintenance technicians and provide effective coaching and guidance.
  • Ability to inspect and monitor performance of contractors to ensure satisfactory completion of tasks and services per contract terms.
  • Ability to assess problems and develop a course of corrective action.
  • Ability to operate lawn mowers and a variety of other grounds keeping equipment, hand and power tools.
  • Ability to exercise necessary precaution when using cleaners and solvents and to follow directions for use as specified by manufacturer.
  • Ability to work safely and use and operate power tools within manufacturer's safety guidelines for use.
  • Ability to work independently and be self directed.
  • Ability to perform strenuous work in difficult conditions and outdoors in varied weather conditions.
  • Ability to understand and follow oral and written instruction.
  • Ability to lift and move up to 50lbs.

Responsibilities

  • Ensure maintenance is conducted on all facility systems including the HVAC systems, plumbing, electrical, and lighting.
  • Ensure that general building repairs are performed as needed.
  • Ensure interior and exterior cleaning and waste collection are completed regularly.
  • Schedule the moving of office furniture and equipment and delivery of new furniture and equipment as necessary.
  • Supervise, develop schedules, assign work, and conduct performance evaluations for the maintenance technician crew.
  • Indentify areas in need of maintenance or repair and determine most effective methods to be used.
  • Perform and lead repair work and schedule repair and maintenance work that must be done by outside contractors.
  • Direct, inspect, and approve work performed by outside contractors.
  • Coordinate with events planners and provide maintenance personnel for preparation, setup, and teardown of events at Tribal Center.
  • Order maintenance supplies, facility replacement/repair items, tools, and other equipment.
  • Ensure that maintenance equipment is serviced, repaired, and maintained as needed.
  • Manage expenditures within approved budget.
  • Provide safety training classes and promote safe working habits among all department personnel.
  • Perform other duties as assigned.
