About The Position

As a Maintenance Technician, you are the backbone of our community's daily operations. You will be responsible for keeping our property running smoothly — from completing work orders and unit turns to maintaining common areas and supporting residents with a service-first mindset. This role is hands-on, fast-paced, and critical to the overall success of the property.

Requirements

  • Working knowledge of electrical, plumbing, HVAC, and basic construction
  • General mechanical aptitude with a willingness to learn and grow
  • Strong customer service and communication skills — residents are your customers
  • Ability to work independently and as part of a team under pressure and tight deadlines
  • Organized, detail-oriented, and able to manage time effectively across multiple priorities
  • Must have own tools; ability to lift and carry heavy loads and work from ladders
  • Ability to work weekends, overtime, and on-call rotations as needed, especially during summer and turn season
  • Must maintain any required licenses or certifications and keep them current

Nice To Haves

  • Prior maintenance experience in student housing or multifamily preferred

Responsibilities

  • Complete all routine service/work orders within 24 hours, prioritizing resident satisfaction at every touchpoint
  • Perform daily common area walkthroughs and ensure grounds, breezeways, and shared spaces meet cleanliness standards before 9am
  • Execute unit make-readies per the turn schedule — including vendor lock installation, unit punch, and turnkey checklist completion
  • Coordinate with the Maintenance Supervisor on daily assignments, work order priorities, and any outstanding maintenance concerns
  • Support pool maintenance by logging and maintaining chemical levels in accordance with local code
  • Maintain MSDS/OSHA/EPA logs and ensure the maintenance shop is organized and compliant at all times
  • Conduct quarterly unit inspections including filter replacements and mold checks
  • Perform monthly preventative maintenance tasks including car checks, breezeway inspections, and safety/trip hazard walkthroughs
  • Attend monthly safety meetings and stay current on safety regulations and compliance requirements
  • Track and report supply and equipment needs to the Maintenance Supervisor promptly
  • Provide on-call coverage during non-business hours on a rotating basis
  • Support move-in and move-out operations, including vendor coordination and unit punch during turn season
