The Maintenance Worker III is responsible for inspecting buildings and equipment to identify, diagnose, and complete necessary repairs and maintenance to support safe and efficient facility operations. This role performs a wide range of semi-skilled tasks across multiple trades, including carpentry (repairing furniture and installing or repairing flooring), electrical work (replacing plugs and cords), plumbing installations and repairs, and servicing mechanical systems such as pumps, air handlers, and cooling towers. The position requires a strong understanding of building systems, attention to detail, and the ability to work independently or collaboratively while performing general maintenance and construction tasks efficiently and safely.

Requirements

  • Graduation from an accredited high school or equivalent, plus three (3) years of building maintenance and construction work, including heating, cooling, electrical, and plumbing systems. Relevant work experience may substitute for the education up to the maximum of four (4) years.
  • Texas Class "C" Operator's License.
  • Must have the ability to read, write, and speak fluently in English.
  • This position requires a Valid Texas Class C Driver’s License or the ability to acquire one by your hire date.
  • External New Hires must meet the City of Austin’s Driver Record Evaluation (DRE) requisite. To be considered for a driving position, applicants cannot have more than three moving violations or a total of six Driver Record Evaluation points within a period of thirty-six (36) months.
  • Knowledge of equipment, methods, and materials used in routine painting, basic plumbing, and moderate levels of construction.
  • Knowledge of equipment, methods, and materials used in routine carpentry.
  • Knowledge of basic electricity and plumbing.
  • Knowledge of basic heating and cooling system operations.
  • Knowledge of proper safety practices and procedures.
  • Knowledge of the equipment, methods, and materials used in ground maintenance.
  • Skill in oral and written communication.
  • Skill in handling multiple tasks and prioritizing.
  • Skill in planning and organizing.
  • Ability to operate power tools and mechanical equipment.
  • Ability to read blueprints.
  • Ability to establish and maintain good working relationships with other City employees and the public.

Nice To Haves

  • Professional experience in the following trades: Construction, carpentry, painting, drywall, plumbing, irrigation, flooring, and electrical work
  • Knowledge of local, state, and federal building codes.
  • Skilled in interpreting blueprints, diagrams, and technical drawings.
  • Completing assignments created from work orders and maintaining accurate records.
  • Proficient in operating both hand and power tools.
  • Skilled in operating various elevation tools, including ladders, aerial lifts, forklifts, and scissor lifts.
  • Responds to emergencies when contacted.
  • Experience working with vendors to execute projects.
  • Experience providing leadership, mentoring, and performance monitoring.
  • Ability to communicate effectively and clearly.
  • Ability to perform assignments with minimum supervision.
  • Ability to bend, lift, walk, and carry/lift to fifty (50) pounds.

Responsibilities

  • Inspects buildings and equipment for needed repairs and maintenance.
  • Repairs and maintains heating and cooling systems as required. Installs or replaces floors and ceramic tiles. Repairs or replaces electric plugs and cords.
  • Drives vehicles as needed.
  • Performs service on pumps, air handlers, cooling towers, etc.
  • Repacks, changes oil/filters, lubricates, etc.
  • Operates drills, buffers, grinders, sanders, and various power saws, i.e. radial arm, skill, etc.
  • Operates acetylene cutting torch, welder, etc.
  • Performs basic plumbing installations/repairs i.e. install and repair faucets, unclog drains, replace valves, etc.
  • Performs semi-skilled carpentry work in the construction and repair of walls, ceilings, etc.
  • Operates forklift.
  • Reads profiles/blueprints.
