About The Position

Serves as a Mortgage Servicing Specialist in the Credit Union administrative setting.  The primary responsibility is to provide excellent service by demonstrating the principals of SouthPoint Financial Credit Union and adhering to the vision of “doing the right thing for the right reasons”.  This position must also adhere to the core values of SouthPoint through demonstrating:   Knowledge – Seek to advance and share knowledge Relationships – Focus on people first Sustainability – Ensure a healthy future for the organization Mutual Benefits – Seek solutions that add value to the organization and the members Team Driven – Work together for a common goal   The Mortgage Servicing Specialist provides ongoing support for our members and staff related to all areas of real estate lending.  This also includes being responsible for monitoring and maintaining real estate loans throughout the life of the loan.  Works closely with Mortgage Sales & Operations and Retail Services to ensure all processes or issues are resolved accurately and timely, thus ensuring excellent services to our members.  Friendly, professional and personal service toward all SouthPoint Financial Credit Union members and staff is mandatory.

  • Experience in mortgage servicing, loan operations, or financial services preferred.
  • Working knowledge of escrow, investor reporting, credit reporting standards, and mortgage regulations.
  • Strong accuracy, analytical skills, and attention to detail.
  • Ability to communicate effectively with members, vendors, and internal teams.
  • Proficiency with loan servicing systems and Microsoft Office Suite.

Responsibilities

  • Process daily payment activity; research and post corrections; complete payment reversals as required.
  • Execute payoff workflows for all mortgage loans; generate payoff quotes; reconcile and close escrow accounts.
  • Perform core loan maintenance such as ACH/pre-authorization changes, collateral updates, and mortgage modification updates.
  • Open, maintain, and close escrow accounts; validate escrow documentation and set up.
  • Conduct escrow analyses (annual and single-item); communicate results and payment changes; implement system adjustments.
  • Disburse and track property tax and insurance payments.
  • Calculate and process interest adjustments including refunds and waivers.
  • Generate and deliver ARM notices; maintain index rate tables; validate recalculations and effective dates.
  • Perform secondary-market recasts as required.
  • Monitor credit bureau data for reporting exceptions; correct errors according to Metro 2 standards.
  • Investigate and resolve disputes received directly or via e-OSCAR; document findings; respond within FCRA timelines.
  • Perform daily MPFXtra reporting, remittances, and payoff transmissions; reconcile investor data.
  • Monitor pre- and post-closing QC activities for secondary-market loans.
  • Manage annual FHLB/MPF recertification and investor reporting requirements.
  • Onboard new real estate loans into CoreLogic for tax tracking; ensure accurate parcel setup.
  • Manage insurance updates, premium changes, cancellations, and force-placed insurance.
  • Process insurance claims and secondary-market loss drafts.
  • Prepare and submit HMDA data; support audits and regulatory reviews.
  • Produce and deliver required notices including ARM, escrow, force-placed insurance, and dispute-related notices.
  • Support community program administration and reporting such as Habitat for Humanity initiatives.
  • Prepare, record, and track mortgage satisfactions.
  • Process partial releases, subordinations, and collateral changes following applicable regulations.
  • Run daily, month-end, investor, and operational reports; research and resolve variances.
  • Complete MPFXtra daily, payoff, FHLB, and internal reporting requirements.
  • Maintain accurate procedures and job aids; recommend process improvements.
  • Protect non-public information; follow internal controls and segregation-of-duties requirements.
