About The Position

Duties & Responsibilities Perform preventive, routine, and emergency maintenance across multiple properties to ensure buildings, equipment, and grounds are safe, functional, and well‑maintained. Diagnose and complete repairs related to plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and flooring. Respond promptly to work orders and on‑call emergencies, prioritizing tasks across multiple locations. Conduct unit turns between residents, including inspections, repairs, cleaning coordination, and readiness for move‑ins. Perform property inspections to identify maintenance issues, safety concerns, and capital repair needs. Coordinate and oversee outside vendors and contractors, ensuring work quality, compliance, and adherence to timelines. Maintain accurate records of work orders, inspections, parts used, and maintenance schedules in company systems. Assist with seasonal maintenance such as snow removal, winterization, landscaping support, and storm preparation. Ensure compliance with safety regulations, fair housing standards, and company policies at all properties. Maintain inventory of tools, equipment, and supplies; notify management of purchasing needs. Communicate professionally with site managers, leasing staff, and residents regarding maintenance status and timelines. Travel regularly between assigned properties and be available for rotating on‑call responsibilities. Prepare properties for winter conditions through winterization of buildings, plumbing systems, boilers, heating equipment, and exterior areas. Conduct snow and ice management, including snow removal, salting/sanding walkways, stairwells, parking areas, and building entrances as needed. Respond to after‑hours and on‑call emergencies, particularly weather‑related issues such as loss of heat, power outages, ice buildup, and water intrusion. Perform general maintenance and repairs including plumbing, electrical, appliances, carpentry, drywall, painting, and flooring, adjusted for cold‑weather conditions. Complete unit turns efficiently, ensuring apartments are fully winter‑ready prior to move‑ins. Follow all safety protocols, fair housing laws, and local cold‑weather regulations, including emergency heat requirements. Nice To Haves
