About The Position

Fore Property Company, a privately held and growing national development and property management company, is seeking a Area Manager to assist with managing and overseeing our properties in the Northwest territory. This position is a rare opportunity to work directly with Ownership, Development and the Property Management team as we continue to grow the NW Region footprint. The position will require regular travel to our Class A market-rate communities within the portfolio. Under the direction of the Regional Manager the primary function of the Area Manager will be to assist with the recruitment, training, development and supervision of the teams and ensure the growth and success of the communities as well as the employees while maximizing the overall operating performance and effectiveness of the portfolio.

Requirements

  • Minimum of 3-4 years’ experience in property management with at least 2 years’ experience in an Area Manager or Regional Property Manager role.
  • Must have previous experience with new construction lease up properties.
  • Must have strong experience with market-rate communities.
  • College degree preferred.
  • Proven track record of success in increasing occupancy, maintaining strong retention percentages, increasing revenue growth, and mastering delinquency.
  • Clear understanding of the budgeting process and effective financial management and analysis.
  • Knowledge of computer systems is a must.
  • Strong asset/portfolio management and operational experience.
  • Exceptional leadership, management, and coaching capabilities.
  • Outstanding communication skills.

Responsibilities

  • Ensuring the smooth running of each property in partnership with the Business manager and Regional Manager
  • Supervising, maintaining, and operating assigned portfolio within the constraints of each individual budget
  • Maintaining occupancy levels as per goals established by Vice President of Property Management
  • Establishing and coordinating all advertising/marketing tools according to company standards
  • Maintain full and current knowledge of market area and the effect of the market to subject properties
  • Ensuring that all services rendered to all residents are of high quality
  • Responsible for participating in management team meetings, and holding on-site team meetings on a regular basis
  • Tour properties in assigned portfolio on a regular basis and conduct property inspections
  • Hire, training and retain the most qualified individuals to work at the site level
  • Ensure on-time completion of compliance paperwork for affordable properties in assigned portfolio prior to resident files being submitted to FPC Compliance Department
  • Conduct all business in accordance with Company policies and procedures, state and federal laws, i.e., OSHA, ADA, Fair Housing, etc.
