About The Position

We are seeking a reliable and motivated Porter/Landscaper/Groundskeeper to join our team with Ambo Properties. This role is critical in preparing apartment homes for new residents, ensuring the property is clean, safe, and inviting. The ideal candidate will have a strong work ethic, attention to detail, and the ability to work efficiently while maintaining a high standard of cleanliness and curb appeal.

Requirements

Previous experience in groundskeeping, landscaping, or property maintenance preferred
Ability to operate landscaping equipment (mowers, blowers, trimmers, etc.)
Strong attention to detail and ability to work independently
Ability to lift up to 50 lbs and work outdoors in various weather conditions
Basic knowledge of safety practices and the use of tools
Frequent walking, bending, lifting, and standing
Ability to work in heat, cold, and varying weather conditions
Drivers' Licenses (Required)
High School Diploma or GED
Must be physically capable of performing manual labor tasks, including lifting, bending, and standing for extended periods.
Must be able to pass a criminal background/Drug screening (Required)
Ability to work in various weather conditions and perform outdoor tasks as needed.

Responsibilities

Maintain the cleanliness of the property, including walkways, parking lots, breezeways, and common areas
Pick up trash and debris throughout the community on a daily basis
Perform basic landscaping duties such as mowing, edging, trimming, weeding, and watering
Maintain flower beds, shrubs, and trees to enhance curb appeal
Assist with trash compactor and dumpster area management
Remove bulk items and prepare units/buildings for inspections
Report maintenance issues, safety hazards, or vandalism to management promptly
Assist maintenance team with light tasks as needed (e.g., changing light bulbs, pressure washing)
Ensure amenities (pool, gym, clubhouse, etc.) are clean and presentable
Follow all safety procedures and company policies
