About The Position

In a role with significant autonomy, this position leverages specialized knowledge and skills gained through experience, training, or certification to manage a portfolio of multifamily assets. As Asset Manager for the Investor Limited partner, the primary goal is to work with the general partner to optimize performance and investment objectives, including monitoring property management operations With a strategic focus on driving profitability and property operations, the role ensures the long­term sustainability of portfolio assets. When complex issues arise, this position works with the general partner and the managing agent to devises and implements solutions that provide best possible outcomes for the investor. The ability to work independently on broad tasks is essential, requiring originality and accountability in decision making. This role also involves leading specific projects or workstreams of moderate scope and complexity, requiring the identification, research, and resolution of intricate problems.

Requirements

  • Bachelor's Degree (B.A.) in related field and a minimum of seven (7) years of relevant real estate experience including physical property site inspections and interpreting financial statements.
  • Any equivalent combination of experience, education, and/or training approved by Human Resources.
  • Must have a valid drivers’ license and be eligible for coverage under the firm’s Vehicle Fleet Safety Policy to drive on company business.

Responsibilities

  • Manages assigned investment properties, ensuring optimal performance and alignment with portfolio objectives, with a focus on profitability.
  • Conducts site visits to assess the physical state and operational practices of properties.
  • Gathers, analyzes, and produces reports and documents as required.
  • Formulates and executes strategies to address delays in report delivery.
  • Monitor weekly occupancy, leasing, collections, and market trends; provide insights that inform strategy and early‑warning risk identification.
  • Assesses assigned investment properties for Watchlist status and leads strategic risk-mitigation initiatives by conducting monthly operational performance reviews, delivering detailed monthly reports for at‑risk assets, monitoring weekly occupancy and key market indicators, and partnering with operators to diagnose performance issues and implement targeted improvement plans.
  • Collaborates cross-functionally with internal departments to support new‑deal onboarding, providing asset‑management review and approval for upcoming closings to ensure smooth transition into the portfolio.
  • Communicates clearly with executives, investors, and partners—presenting findings, options, and recommendations.
  • Reviews, tracks and analyzes monthly and quarterly operational reports, including cash‑flow and variance analyses, to identify trends, risks, and optimization opportunities.
  • Recommends quarterly distribution levels in collaboration with partners and finance, aligning with liquidity, lender covenants, and portfolio strategy.
  • Research market trends and industry shifts, producing quarterly market reports and generating additional analyses for Watchlist and financially at‑risk properties as needed.
  • Supports annual budgeting, reforecasting, valuation inputs, and sensitivity analyses.
  • Demonstrates market and investment acumen during interactions with partners and investors.
  • Engages in independent problem-solving and contributes to policy updates and internal controls to ensure consistency, auditability, and regulatory compliance.
  • Manages the review, tracking, and memo preparation for reserve requests within assigned investments, ensuring compliance with funding requirements and proper documentation.
  • Evaluates and underwrites proposed deal changes, providing analysis and recommendations to the investment committee and investors.
  • Support hold/sell/refi analysis, dispositions, and special situations.
  • Maintains up-to-date property activity records within the portfolio management system.
  • Completes internal and external reports with precision and accuracy, ensuring timely delivery.
  • Conducts research and crafts responses to investor inquiries.
  • Participates in and leads team initiatives.
  • Adapts to evolving organizational needs by undertaking additional duties and responsibilities as required
