About The Position

The Project Manager - Land Development Construction Administration position is responsible for completing requirements related to construction and closeout of regulatory conditions and permits for residential and commercial land development projects; monitoring and tracking contractor construction progress; provide construction management for land development construction projects; liaising between the client, engineering team, contractor and authorities having jurisdiction (AHJ); and resolving project related concerns and issues.

Requirements

  • Minimum 5 years of experience in land development, civil engineering, or construction related field.
  • Minimum of 5 years proven experience required with knowledge of engineering drawings and setting schedules for horizontal development.
  • Computer literacy with Microsoft software, including word-processing, spreadsheet analysis, project scheduling and data management software.
  • Familiarity with AutoCAD computer software.
  • Ability to communicate effectively and concisely, both verbally and in writing.
  • Must exercise initiative and achieve objectives with minimal supervision.
  • Must be detail-oriented and a problem-solver able to resolve complex situations.

Nice To Haves

  • Bachelor’s degree in engineering, architecture, construction management, planning related field preferred.
  • The position may require flexible work hours and some travel locally.
  • The work environment includes construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects.

Responsibilities

  • Preconstruction management duties to include but are not limited to writing requests for proposals (RFP’s), preparing bid documents and managing the bid process, creating schedule of values, calculating quantity take offs and budget estimates, and developing instructions to bidders.
  • Reading and understanding construction drawings, specifications, and shop drawings.
  • Review bids/proposals for completeness regarding scope and project requirements and provide a recommendation of award to the client.
  • Create, review and update project schedules.
  • Create and track project requirement checklists.
  • Schedule, attend and facilitate preconstruction meetings.
  • Coordination with utility companies (power, cable, phone, etc.).
  • Schedule, lead and/or attend site visits to observe construction status and consistency with design plans.
  • Schedule, lead and/or attend project meetings with clients, AHJ and/or the contractor.
  • Responsible for the quality control/quality assurance process of documentation on all assigned projects.
  • Drive schedule to achieve project goals for productivity targets and schedule.
  • Provide Construction Management for all on-site and off-site development activities which may include demolition, earthwork, utilities, paving, grading, landscape, hardscape, and amenities.
  • Review contractors pay requests against work completed in the field.
  • Shop drawing and submittal review for consistency with design plans and specifications.
  • Manage and complete project closeout in accordance with eh AHJ requirements.
  • Coordinate and respond to contractor requests for information (RFI’s).
  • Review of as-built drawings for consistency with design plans and against authorities having jurisdictions (AHJ) requirements.
  • Develop record drawings in AutoCAD based on as-built information for submittal to AHJ for project closeout.
  • Perform constructability reviews of construction plans and effectively communicate constructability issues and/or deficiencies to the engineering team.
  • Prepare and submit applications for certifications from AHJ.
  • Effective communication with clients, employees, contractors and AHJ staff.
  • Mentor and lead employees to successfully complete a project.
  • Review of invoices for projects for client billings
