Position: Project Manager Reports To: Vice President of Operations Primary Purpose: Manage projects in the most efficient manner, to assure client satisfaction, and to maximize quality and company profitability. Maintain thorough documentation of each project in an organized system. In all areas of responsibility, the Project Manager is to display a spirit of cooperation, professional knowledge, and a positive attitude that will portray to clients and architects a quality image of Lakewood Construction.

Requirements

  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Office Suite, Procore, Bluebeam and/or related software.
  • Thorough understanding of contracts, plans, specifications, and regulations.
  • Ability to remain flexible and efficient in a fast-paced environment.
  • Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
  • Ability to effectively multitask while analyzing and solving problems.
  • Thorough understanding of construction plans and specifications.
  • Thorough understanding of architectural and engineering practices, construction means and methods, and risk management.
  • Bachelors degree in Construction Science, Construction Management, or Civil Engineering required/preferred.
  • At least eight years of construction experience required.
  • Must be able to access and navigate all areas of the construction site
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 25 pounds at times.

Responsibilities

  • Attend sales, pre-bid, and/or pre-construction meetings with clients/architects as needed to determine construction needs and requirements of projects.
  • Work with the Estimator in clarifying project requirements and alternates and assist in bid preparation as needed.
  • Before beginning any work, verify that a contract between Lakewood and the client has been reviewed by Lakewood's President, has been signed, and is on file.
  • Obtain and/or verify that all necessary permits and applicable notices have been acquired or filed.
  • Detail all areas of accountability with subcontractors and suppliers by means of purchase orders with a copy (excluding dollar amounts) going to the Project Supervisor.
  • For each project, prepare and maintain a list of all suppliers and subcontractors including the name of the contact person and their telephone number.
  • After discussing the project with all parties involved, prepare a realistic progress schedule that meets the needs of the client. Review this schedule with the Project Supervisor and modify, at least monthly or as needed throughout construction.
  • Verify that all project start-up procedures have been completed.
  • Develop project specific scopes of work for each work category / trade contractor to ensure the project budget is complete and all-inclusive of project requirements.
  • Work closely with the Project Supervisor in layout of the project, reviewing subcontractor responsibilities, determining progress scheduling, reviewing ongoing progress, communicating change orders, etc.
  • Communicate safety responsibilities to subcontractors including hazardous chemical requirements. Adhere to the provisions of the company Safety Program in personal actions as well as jobsite requirements
  • Coordinate the transmittal of shop drawings between the architect and Lakewood and assist the Project Supervisor in reviewing the drawings.
  • Coordinate project manpower needs with the Project Supervisor and the Vice President of Operations. Maintain control of labor cost by approving personnel assignments and any overtime expense.
  • Evaluate the performance of the Project Supervisor assigned to each project.
  • Support the Project Supervisor in the supervision of field personnel as it affects the project.
  • Maintain effective communication with client and architect as it pertains to scheduling, change orders, progress billings, or any matter relating to their responsibility.
  • Establish and attend all regular progress meetings and maintain minutes on all Design/Build projects. Encourage architect to do the same on all bid projects.
  • Initiate all change orders at least monthly or as needed, coordinating the work with the Project Supervisor and the cost breakdown with the Project Accountant.
  • Review monthly progress billings with Project Accountant basis. Also assist in the collection of past due receivables as needed.
  • Prepare a "punch list" with the client, architect, and Project Supervisor for every project.
  • Obtain as-built drawing from supervisor and subcontractors and complete as needed.
  • Gather all warranties, maintenance manuals, etc. necessary to close out the project.
  • Maintain contact with past clients to assure customer satisfaction, promote Lakewood's Service Maintenance Division, and to continue a relationship for future opportunities. Coordinate this effort with the sales staff.
  • Maintain thorough documentation of each project. Included in the file should be up-to- date cost information, contracts, purchase orders, permits, testing reports, change orders, progress minutes, as well as all communication with the client, architect, subcontractors, and suppliers.
  • Attend regular staff meetings and participate in planning, progress reporting, and the exchanging of ideas.
  • Perform other tasks as may be assigned by management.
