About The Position

Great States Construction, a leading commercial general contractor based in Fargo, ND, is seeking an experienced and skilled Project Manager to oversee complex multi-family and commercial construction projects in the St. Paul/Minneapolis market. The Project Manager will play a key role in coordinating resources, managing subcontractors, and maintaining client relationships to ensure successful project execution. This individual will report directly to the VP of Construction.

Requirements

  • Minimum of 1-3 years of experience as a Project Manager, preferably including work in multi-family construction and additional experience in commercial projects.
  • Proven success managing projects from pre-construction to closeout.
  • Ability to collaborate effectively with superintendents and field teams.
  • Knowledge of construction processes, building codes, safety standards, and industry best practices.
  • Excellent organizational, communication, and leadership skills.
  • Ability to travel locally within the St. Paul/Minneapolis region as needed.
  • Clean driving record.
  • Proficient in Microsoft Office Suite.
  • Strong financial, schedule, and risk management skills.
  • Excellent client service and relationship-building abilities.

Nice To Haves

  • Bachelor’s degree in construction management, engineering, or related field preferred but not required.
  • OSHA certification and other industry credentials are a plus.
  • Experience with Procore preferred.
  • Familiarity with Bluebeam or similar construction software.

Responsibilities

  • Develop and manage comprehensive project plans, including scope, objectives, timelines, and budgets.
  • Coordinate and schedule resources, subcontractors, and materials to ensure efficient project workflow.
  • Monitor project progress, conduct regular site visits, and implement adjustments as needed to achieve project goals.
  • Prepare detailed project budgets, cost estimates, and forecasts.
  • Monitor project expenditures, track costs, and identify opportunities to control expenses and optimize profitability.
  • Negotiate contracts with subcontractors and suppliers to secure competitive pricing and manage procurement activities.
  • Establish and enforce quality control and safety standards in accordance with industry regulations and company policies.
  • Conduct inspections and quality assurance checks to ensure workmanship meets specified requirements and client expectations.
  • Address any quality issues or safety concerns promptly and implement corrective actions as necessary.
  • Identify potential risks and develop risk mitigation strategies to minimize project disruptions and liabilities.
  • Proactively anticipate and resolve project challenges, conflicts, and issues that may arise during construction.
  • Implement effective communication and escalation processes to keep stakeholders informed and engaged throughout the project lifecycle.
  • Maintain regular communication with clients, architects, engineers, and subcontractors to ensure project alignment and meet project objectives.
  • Facilitate meetings, provide progress updates, and manage expectations to foster positive relationships and client satisfaction.
  • Collaborate with internal teams and stakeholders to achieve project milestones and deliverables.
  • Cultivate and maintain strong relationships with key clients, developers, architects, engineers, and government agencies.
  • Act as a primary point of contact for our high-profile returning clients, including our internal development team.
  • Set standards for the acquisition of new construction projects through competitive bidding, negotiations, and relationship-building.
  • Support the contract negotiation process to secure favorable terms and conditions that align with company goals and mitigate risks.
  • Collaborate with project managers and estimating teams to develop comprehensive project proposals and bids.
  • Coordinate cross-functional efforts with other departments, such as project management, estimating, and finance, to ensure seamless project transitions and client satisfaction.
