About The Position
Join our team as a Property Manager in Milwaukee! Gorman & Company is seeking a community-focused Property Manager to oversee a portfolio of three affordable housing communities in Milwaukee: Sherman Park Senior Living (68-unit LIHTC 55+ community), Villard Square (47-unit LIHTC property), and Fifth Street School (48-unit LIHTC property). In this role, you’ll lead daily operations, support residents, and guide onsite teams while ensuring each community is well maintained, compliant, and thriving. Requirements
- Previous property management experience, ideally in affordable housing or LIHTC communities.
- Strong organizational skills and the ability to manage multiple properties and priorities.
- Experience overseeing property financials including budgets, collections, and reporting.
- Excellent communication and leadership skills with a resident-focused mindset.
- Knowledge of Fair Housing and affordable housing compliance requirements.
- A collaborative approach and passion for creating welcoming, well-managed communities.
Responsibilities
- Oversee daily operations for a portfolio of three LIHTC communities in Milwaukee.
- Lead leasing, occupancy, and resident retention efforts while maintaining strong community relationships.
- Manage property financial performance including budgets, rent collections, and delinquency resolution.
- Ensure compliance with LIHTC regulations, Fair Housing requirements, and company policies.
- Supervise onsite staff, provide coaching and performance support, and foster a positive team culture.
- Coordinate unit turns, inspections, vendor services, and property upkeep to maintain high standards.
- Support resident engagement and connect residents with services and community resources.
