The Property Manager is responsible for overseeing the planning, maintenance, and daily operations of Greenway Flats. This role involves the management of tenants, property maintenance, and financial performance. This position ensures that Greenway Flats is well-maintained, complies with relevant laws and regulations, and meets the expectations of Springs Rescue Mission. This position requires senior-level judgment, systems thinking, and the ability to lead through competing priorities in a mission-critical, always-on environment.

Requirements

  • Bachelor’s degree in a related field or three years of related work experience.
  • Strong knowledge of property management, maintenance processes, and safety standards.
  • Strong knowledge of building systems, maintenance processes, and safety standards.
  • A combination of education and facilities leadership may be substituted for either education/experience requirement.

  • Serves as an advocate for the homeless and raises awareness of the needs and concerns for the addicted and those in poverty, engaging others within one’s influence to greater involvement and effectiveness on behalf of this population in Colorado Springs.
  • Believes that volunteers are vital to accomplishing the Vision and Mission of Springs Rescue Mission and thus is part of mobilizing the community in the fight against addiction, poverty, and homelessness.

  • Certified Facility Manager (CFM) or Facilities Management Professional (FMP) preferred.

Responsibilities

  • Manage all day-to-day operations of the property.
  • Establish and maintain a pleasant atmosphere and relations with tenants of the property.
  • Maintain visibility, professionalism, and rapport.
  • Remain current and knowledgeable of Colorado Housing and Finance Authority regulations as well as other federal, state, and local laws and regulations as they relate to the management of Permanent Supportive Housing, this includes Section 42 and Section 8 compliance.
  • Maximize occupancy, collections, physical appearance, tenant retention, and compliance.
  • Coordinate timely collection and documentation of all rent revenue following lease obligations of tenants and the owner's policy on accounts receivable.
  • Collect delinquent accounts promptly.
  • Communicate with Finance Department to ensure accuracy of rent roll and accounts receivable.
  • Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues, and other tenant concerns. Complete regular property inspections, noting deficiencies and taking necessary action with approved budget guidelines.
  • Maintain complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference.
  • Coordinate with Finance Department for processing and distributing tenant and financial information. Provide prompt, detailed and accurate general status reports on all property activities.
  • Responsible for hiring and training staff. Ensure staff is always maintaining company standards and following company procedures.
  • Administer tenant leases including analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations.
  • Manage the day-to-day activities of loss prevention, risk management, safety/security, maintenance, and all other property operations.
  • Assist the Finance Department with budget, financial statement preparation, and review.
  • Ensure adherence to safety, health, and environmental regulations.
  • Coordinate all tenant social activities.
  • Develop strong relationships with cross-functional teams and departments.
  • Attends all required SRM meetings and reviews SRM emails regularly
  • Duties and responsibilities may be added, deleted, or changed at any time at the discretion of management, formally or informally, either verbally or in writing.
  • In this role, you may be required to drive on behalf of Springs Rescue Mission utilizing SRM company vehicle and/or your personal vehicle. In accordance with that, a valid driver’s license, current proof of insurance and/or clean driving record for a minimum of 3 years is required. To ensure the safety of our employees and compliance with state and federal law, SRM utilizes ongoing Motor Vehicle Record (MVR) monitoring where MVR reports may be run randomly to ensure you have a valid driver’s license and clean driving record if utilized as driver.
