About The Position

At T&H Realty Services, our Property Managers oversee portfolios of single-family rental homes and serve as the primary point of contact for property owners and investors. This role is ideal for PMs who already understand single-family operations and want to focus on portfolio performance, owner communication, and coordinated execution—not leasing offices or on-site supervision. How This Role Differs from Multifamily PM This role is designed for professionals with experience in single-family property management. You manage hundreds of individual homes, not one apartment community You work with owners and investors, not just residents You coordinate turnovers, approvals, and escalations across a portfolio You partner with internal leasing, resident relations, maintenance, and field teams rather than handling everything yourself You manage work through systems, workflows, and communication—not a front desk Multifamily experience can be valuable, but this role requires comfort with the complexity and pace of single-family portfolios. What You'll Do Full responsibility for an extensive residential portfolio, acting as the primary client concierge and trusted advisor Investor onboarding & relationship management, including expectation-setting and ongoing portfolio analysis Oversight of property turnovers, security deposit finalization, and escalations Cross-functional coordination with maintenance, accounting, leasing, and resident relations teams Proactive communication during high-impact periods (turnover, leasing, escalations)

Requirements

  • 5–10+ years of single-family property management, asset management, or real estate investment experience
  • Strong understanding of Indiana landlord-tenant laws and operational compliance
  • Proven success managing high-volume or complex portfolios
  • Investor-minded approach with the ability to discuss ROI, performance, and strategy
  • Excellent communication, judgment, and ownership mentality

Responsibilities
