About The Position

Established in 2001, Quality Automotive Services is the second largest franchisee of Valvoline Instant Oil Change, operating over 230 locations across 13 states. Headquartered in Charlotte, North Carolina, we are experiencing rapid growth and are dedicated to delivering top-tier automotive services to our customers. We are seeking an experienced Real Estate Manager to lead and support our continued rapid growth and expansion in our Charlotte office. The Value You’ll Bring: The Real Estate Manager oversees the end-to-end real estate process, including market evaluation, site selection, LOI negotiations, lease negotiations, due diligence investigations, permitting, and more. Under the guidance of the Vice President of Real Estate & Development, the Real Estate Manager will support strategic real estate planning and coordinate with developers, brokers, and VIOC to ensure QAS continues its rapid growth trajectory.

Requirements

Bachelor's degree
5-10 years of experience in corporate real estate or related real estate site selection and development
Expertise in negotiating real estate development contract terms
Strong knowledge of architecture, engineering, construction, real estate, finance, and legal fields
High degree of grit, self-motivation, persistence, energy, and enthusiasm

Responsibilities

Execution of real estate strategy, including new store site selection, lease negotiation, lease renewals, and real estate cost optimization
Lead the due diligence investigation & permitting phases of each project
Ability to conduct comprehensive site evaluations that address all economic, real estate, and legal factors
Provide strong leadership in managing both internal and external business stakeholders, effectively anticipating and mitigating risks
Maintain the new store pipeline, project tracker, and schedules
