About The Position

We're looking for a Real Estate Research Analyst who is part analyst, part builder. You'll be responsible for the intelligence infrastructure that drives our acquisition and development pipeline — not just pulling data, but designing the workflows and systems that keep it current, structured, and actionable. You'll work at the intersection of real estate fundamentals, capital markets, and AI-enabled automation. If you've ever caught yourself building a tool to answer a question because no existing tool did it well enough, this role was written for you. You'll have direct visibility into a platform executing on one of the most significant infrastructure buildouts of the decade. Your work will show up in acquisition decisions, investor presentations, and market strategy — not in a report that sits in a folder. We're a small, fast team. Your ceiling here is high.

Requirements

  • Bachelor’s degree in Real Estate, Engineering, Architecture, or related field.
  • 2–5 years in real estate private equity, REIT research, capital markets, a CRE data/analytics firm, or a similar research-intensive role.
  • You can read a rent roll, understand a cap rate, and know what makes a site work.
  • Genuine fluency with AI tooling — not "interested in AI," but actively using Claude, Gemini, or similar platforms to build workflows, automate processes, and do analytical work at scale.
  • A sustained, self-directed interest in programming. You've built things on your own time, picked up frameworks because you wanted to, and default to writing code when a manual process irritates you.
  • You're comfortable working with APIs, unstructured data, and stitching together tools that weren't designed to talk to each other.
  • You think in systems, not spreadsheets.
  • High agency. You identify gaps and close them without being asked.
  • Excellent written communication. Your outputs are crisp, structured, and ready to hand to a senior decision-maker. This is something you do anyway.
  • You follow CMBS spreads, REIT earnings, and cap rate movements because you're genuinely obsessed — not because someone assigned it. You have opinions on market signals before you walk in the door.

Nice To Haves

  • Knowledge of real estate capital markets — CMBS structures, CREFC data, REIT public market dynamics, and how debt and equity pricing interact in large-scale real estate is a plus!
  • Experience with Power BI or equivalent BI/visualization platforms — ability to build dashboards that non-technical stakeholders can actually use is a plus!
  • Experience with industrial, data center, or infrastructure real estate is a plus!
  • Familiarity with AI compute infrastructure, power markets, or hyperscale development is a plus!

Responsibilities

  • Build and maintain a living database of data center assets, land, and development activity across target markets.
  • Design automated research workflows using AI tools and scripting so proprietary datasets stay current without manual refresh.
  • Run and automate batch reports from tools like LandGate to support site identification and qualification.
  • Monitor regulatory and utility commission activity in target markets — ERCOT interconnection queues, PUC dockets, municipal zoning changes — for signals that affect site viability.
  • Track competitor positioning — lease-ups, new builds, tenant movements, pricing signals — across priority submarkets.
  • Track tenant activity and demand signals across the AI infrastructure landscape to inform commercial strategy.
  • Analyze inbound dealflow — site comps, power availability, zoning feasibility, market context — to support qualification and pursuit decisions.
  • Perform high-level preliminary underwriting on prospective sites to determine whether deals merit full pursuit.
  • Produce submarket profiles and site-level qualification packages that the dealflow team can act on immediately.
  • Support capital markets research — debt structure comps, yield benchmarking, investor activity.
  • Build and maintain dashboards in Power BI or equivalent tools that give leadership real-time visibility into market conditions and pipeline intelligence.
