About The Position

As Regional Property Manager, you’ll be fully responsible for maximizing the long-term performance of your portfolio. That means driving NOI, mentoring and growing high-performing teams, ensuring operational efficiency, and creating exceptional resident experiences. You will be a key leader in advancing Cottonwood's mission to outperform in every market we serve.

Requirements

  • Bachelor’s degree preferred (Business or related field preferred)
  • 5–7+ years of Regional Property Management experience in multifamily housing
  • Strong leadership skills with experience managing multi-site teams across different markets
  • Strategic, proactive thinker with high emotional intelligence and exceptional communication skills
  • Experience working in fast-paced, high-growth environments
  • Willing to travel 50–75%, with regular monthly site visits
  • Comprehensive understanding of Fair Housing and Landlord-Tenant Laws

Responsibilities

  • Recruit, train, and mentor top-tier Community Managers and site teams
  • Foster a culture of collaboration, accountability, and continuous improvement
  • Partner with Regional Service Managers to ensure operational excellence and seamless project execution
  • Serve as a strategic coach, empowering your team to think differently and act decisively
  • Monitor local submarkets to ensure your communities are well-positioned and priced to outperform competitors
  • Analyze trends and adjust rent strategies proactively to reduce turnover and maximize occupancy
  • Cultivate strong customer service and marketing programs to elevate community visibility and reputation
  • Use data to lead decision-making, from leasing strategy to resource allocation
  • Conduct regular site visits to inspect physical condition, operational processes, and leasing standards
  • Recommend and oversee capital improvement projects aligned with asset preservation and revenue growth
  • Ensure compliance with all policies, procedures, and legal regulations, including Fair Housing
  • Maintain a sharp 90-day operational forecast across each community
  • Own full P&L responsibility across your portfolio
  • Build and manage annual operating budgets in partnership with AVP and Community Managers
  • Review and approve contracts, control expenses, and drive NOI through smart, strategic operations
  • Prepare and present monthly, quarterly, and annual reporting, forecasts, and performance reviews
