About The Position

Regional Property Manager opening based in the Charlotte, NC area. Regional Property Managers are responsible for all phases of multifamily management operations for assigned communities. Will assist in development and monitoring company policies and procedures related to property management, recruitment, training, development, and supervision of Community Managers. Travel is required with reasonable use of your personal vehicle. This position is considered an essential function to the operation of the community therefore, consistent attendance is an essential function of this position, as it directly impacts the employee’s ability to perform their duties effectively and ensures proper workflow and communication within the team.

Requirements

  • High school diploma or equivalent required.
  • 4+ years of progressively responsible experience in managing multifamily rental communities.
  • Strong judgment, self-control, and integrity; positive attitude and innovative problem-solving approach.
  • Proficiency in computer software, including MS Office, OneSite, and other relevant corporate systems.
  • Strong analytical skills, including the ability to collect, research, and synthesize diverse information.
  • Experience analyzing monthly financial statements, preparing detailed budgets, and creating operating forecasts.
  • Ability to identify financial plan deviations, determine causes, and recommend actionable solutions.
  • Solid knowledge of finance, leasing, legal, marketing, construction, and residential relations in community management.
  • Strong written and verbal communication skills; ability to convey ideas clearly and follow industry-specific instructions.
  • Excellent negotiation and persuasion skills to align with organizational goals.
  • Collaborative team player, able to work effectively with others, including remotely.
  • Highly organized with exceptional time-management skills, attention to detail, and follow-through.
  • Valid Driver’s License.
  • Fair Housing Certification.

Responsibilities

  • Responsible for ensuring all aspects of management and employment services comply with all applicable Federal, state, and local laws, codes, and practices.
  • Special consideration is stressed on ensuring compliance with Fair Housing, HUD, Equal Employment Opportunity, and Tax Credit regulations.
  • Hire, train, develop and terminate supervised employees in accordance with company policies, procedures, and directives; provide performance evaluations, assist Community Managers with site-level teams. Must approve all new hires, status changes and terminations for on-site teams.
  • Give and welcome feedback from on-site teams. Contribute to a positive team spirit, support team’s efforts to ensure their success. Take responsibility for subordinates’ activities, provide regular performance feedback, and develop subordinates’ skills and encourage growth.
  • Have working knowledge of Accounting Department, Human Resources, OneSite/Business Intelligence, Tax Credits/Assistance programs and Marketing.
  • Monitors, assists, and makes recommendations to improve marketing activities, review occupancy status and recommend rent schedules. Knowledge of the rental market and community demographics for each property. Ensure that the correct competitors are on the market survey and each community has a current marketing plan in place.
  • Reviews/audit community administrative, accounting and maintenance areas to ensure compliance with established company policies, procedures, and guidelines. Any exceptions must be approved by Senior Vice President.
  • Resolve resident issues. Manage difficult or emotional customer situations. Respond promptly and solicit customer feedback to improve service.
  • Community inspections to ensure company standards are maintained, evaluate maintenance of grounds, housekeeping to ensure efficiency. Conduct periodic inspections of vacant apartments for market-ready condition.
  • Budget preparation and understanding of every line item; analyze utilities (knowledge of rates, consumption, and trends for both); real estate taxes (ability to analyze and understand valuation, assessments, tax rates in each municipality); meet or exceed budget expectations; monitor the economic aspect of the communities – daily.
  • Review and approve expenditures within specified budgetary guidelines. Negotiates and/or evaluates contracts for approval by Sr. VP and make necessary recommendations.
  • Participate in development and design or rent rates and other operation matters. Coordinate staffing and office set up of new communities according to company standards and guidelines.
  • Act as primary liaison between Owner or Owner’s Representative and S.L. Nusbaum Realty Co.
  • Annual community reviews are completed, preferably as initially scheduled.
  • Semi-annual Audits are completed twice per year.
  • Prepare monthly variance reports.
  • Maintain an up-to-date meaningful action plan for each community.
  • Have detailed knowledge of every line item on the monthly operating statement. Know why line items are over or under budget.
  • Visit communities regularly.
  • Prepare contracts for expenses more than $2,500. SLN’s standard contract must be used. Unique variations of this contract are also on the Intranet for lawn service and apartment painting.
  • Ensure Pricing Package is appropriate for maintaining occupancy that aligns with budget expectations.
  • Address all invoices in MIP at least weekly.
  • Reclassify miscoded expenses weekly.
  • Verify that revised escrow analysis is correct.
  • Ensure that established procedures are followed for unpaid accounts; specifically make sure that accounts have been turned over to a collection entity before writing off bad debts.
  • Frequent contact with residents, clients, owners, contractors, vendors/suppliers, representatives of other businesses, and members of the community. Coordinates the end-product of outside contractors and their staff working on-site.
  • Assist in seeking new business.
